selling property in france
Dordogne Granny replied to ben the dog's topic in Finding/Owning French Property
Hi Peter, To maximise your chances to sale your property in a short time you can multiplicate the sources, asking both a notaire and several local agencies. The agencies will try to obtain the "exclusivity" for your house but my point of view is that it is much more better to be listed in different ones. Just bear im mind it is important to have the same selling price in all the agencies and notaires who are working with. Bear also in mind that the "agency fees" are payed by the buyer, not by the seller. You can also try to sale it by yourself. The french magazine "Le Particulier" is very famous, cheap to advertise and quite efficient . Have a look at www.pap.fr (or .com?) Hope that will help! Kind regards Sabine www.en-toutes-saisons.com "One day, France may no longer exist but the Dordogne will survive, just like the dreams that nourish the human soul" - Henri Miller. -
Hi there, Send me a PM with your notaires and Immobilier's details and i'll be happy to give them both a ring. I'm involved in relocation services and i'm french native speakers so it will be easiest for me to know what's going on with your sellers. It seems to me that the document showing that the bank would lend them the money to buy was just a pre-agreement and that they haven't the final agreement for their loan which often happens and postponed the Acte de Vente signature. But what it is not normal is that neither your immo nor the Notaire seem to care about not having a clue of your buyers... they are paid for taking care of that and explaining the situation to you!!! Waiting for you pm Sabine www.en-toutes-saisons.com

Yes indeed! They had lot of damages in Le Bugue and above all two tourists dead because of fallen trees in the campsite. So definitely it was a very bad time! But i'm afraid it was not "enough" to be considered as a "catastrophe naturelle" ... so if you had damages on your properties your insurance won't refund you the maximum. Please Help
Dordogne Granny replied to claire - marseillan's topic in Finding/Owning French Property
Hi there, Definitely, the Mairie is the right place to find the information you are looking for. You'll find the information asking to read "Le cadastre" or "Le relevé Cadastral" : it's the map of the village, listing all the parcels and the owners. As any citizen, you have a free access to that document. chin up Sabine www.en-toutes-saisons.com -
Mant thanks to both of You for these answers! That's reallu helpfull. Cheers Sabine www.en-toutes-saisons.com

Hi there, I guess that someone has already post it, but i wonder if there is any list of the uk or other websites you can ad your gite for free? In france you have www.homelidays.com which offers a 1 or 2 months for free, but i don't know about other websites... Many thanks in advance to all of you! Cheers Sabine www.en-toutes-saisons.com

Hi there, I realize reading your posts that lot of you have trouble to register and/or start a company... I have to confess that even for a french is not easy so...! So maybe the network of the "Boutique de Gestion" can help you. They are professionals -marketers, accountants, lawers and so one- who help you telling you where and how register, the helps you can benefit from, the taxes you will have to pay and thinks like this. It's quite helpfull indeed! They ask you a little paiement but no comparison with the fees of a independant accountant, lawer, etc! They are featured in all France. have a look on their website to find the Boutique de Gestion you can work with http://www.boutiques-de-gestion.com/implant/cart.htm Hope that will help! Hi there, Your insurer is not allowed to add options to your insurance contracts without your agreement, unless you have signed something of course. So just send him a registered letter to ask him to remove the option and to refund you if you already have paid for it. If you have your car+household insurance to the same company you are already quite a good client and so they need to take care a bit more about you!! i'm quite faid up with the behavior of some of my compatriots who consider that the foreigners are "drawers case"!! Well, send me a pm if you want me to help with the letter in french, i have some draft already done for my clients. Take care Sabine www.en-toutes-saisons.com

Getting the builder to return
Dordogne Granny replied to bertie's topic in Finding/Owning French Property
Hi there, If you are not sepaking enough french, ask your insurer to give him a call. Most often you have an option "recours propriétaire" indicated in your household insurance to help you to solve this kind of problems. Chin up! Sabine www.en-toutes-saisons.com -
As John said, do have first a look on www.societe.com to see if already your company name is used. Then, if you want to register your company name properly (but of course that will have a cost), you can register it on www.inpi.fr (Institut National de la Propriété Industriel). Then, nobody else could use your name for the same kind of business. chin up Sabine www.en-toutes-saisons.com

Did you buy privately? If so, how?
Dordogne Granny replied to Minouette's topic in Finding/Owning French Property
So Living France Mag and his competitors (French property news for instance) seems to be the right places for your friend to advertise on his own. Lot of my clients has found their properties by this way. Regards Sabine www.en-toutes-saisons.com -
Hi there, The french banks charge more or less the same price for their services... but everythink is negociable! So don't hesitate to ask for a free credit card, negociate for a big overdraft or even reduce the charges when converting pounds in euros. I've just heard that a bank now accept you hold bank accounts in euros and pounds... i think the Caisse D'Epargne is doing it but im' not sure at all... i try to sort that out and let you know. I know the organization UFC (Union Fédérale des Consommateurs) has tested the banks last April... maybe if you can find april Magazine "Que Choisir" they published it will help. Or try on line http://www.quechoisir.org/ (but then you have to pay to access the full content) Chin up Sabine www.en-toutes-saisons.com

Hi Sue, I will advice you to go to your Mairie or to the Municipal Tip to know if they can come and remove all that stuff. I don't know where you are located but they use to do it for free in the Dordogne once or twice a year. Cheers Sabine www.en-toutes-saisons.com -
