selling house surveys

I have had various info regarding selling house surveys which now includes "energy" surveys etc.various prices have also been given from 400euros to 1200 euros!!!!always knew about lead.asbestos and termite surveys but this sounds to be expensive for what it is supposed to mean.Has anyone any aproximate costs they have been charged for this,and is it now mandatory for the  energy bit!Just wundering, Maude

You should pay exactly the same if you arrange the surveys direct or if an agent gets the expert diagnostic to do them. Any commission or other incentives the agent may receive come out of the expert's profit, they are not (or certainly should not be) added to the bill. As you have found, charges do vary considerably - 600-750€ is normal in most parts of France for an average type of house, for a larger place they can be a lot higher.

Will, you are too idealistic or your wife is too honest.

We are in the process of commencing a new lease with a tenant. New leases from July 2007 require an energy efficiency certificate. We just had a meeting with a company 30 minutes ago and obtained a quote of €90.00 ttc. The house is 125m2 plus a garage of 18m2.

In addition to the surveys that you quote, their are others, they cover the following,

 

1. Gas Installation effective 01.11.2007 for installations over 15 years.

2. Septic tank commencing 2013. !!!!

3. Natural or Technological risks, this can be free if you contact the local marie or prefecture.

4. Electrical wiring over 15 years old. effective sometime in 2008.

WB, you know I am not idealistic. But I agree about the latter, well, an agent can't be too honest. Seriously, that's the way her agency operates, and the way the major surveyors in our area work. I am sure that backhanders do happen, but it's not the norm - and anyway, why single out agents? Certain notaires have been known to have all sorts of ways of maximising their all-too-tiny fees [:D]

The diagnostics now have to be done before the compromis is signed as the results are attached. We've just had ours done which were arranged through the Notaire. One guy did all 4 checks at the same time, cost 512 euros for a T4 plus dependence in Charente.
