Building quote help

We would appreciate a bit of feedback on a quote we have just received from a local builder. We have a small old fermette of the style of single storey, comprising house, barn and stable. We need one end of the house re-rendered as the old render has blown, we also have some stone stairs that go up on the outside into the roofspace. We asked for a quote to re-render the end wall, put up an iron rail on the outside of the stairs and make sure the stairs are sealed IE. repoint the bricks/stones. Below is a breakdown of the quote, I appreciate it could be how long is a bit of string, but all I am asking is does the quote look reasonable. We notice that the scaffolding works out at over 4000 euros (and we aren’t buying it!) As I think someone once said "I don’t mind paying the going rate but I don’t want to be stitched up" and be known as an easy touch.

Any comments?

Its very difficult to answer this question...as I am not there to see it....but when you say render one wall of a single storey building repoint a staircase and have a metal railing put up the staircase.... In my area dept 24 I would think it would take max 4 man-days to re-render the wall, 2 to re-point the stairs, and maybe 3,500 euros for the metal railing.. by my reckoning that comes to about E6000 plus the materials for rendering so I guess a ball park of E9000 seems about right...

but like I said I have not seen the job.... incidently you can buy a fair amount of scaffolding for E3000 and its yours to keep at the end or sell.

As posted above, it's difficult to tell without seeing. Depends on the size of the wall, the amount of render to be removed, the height of the steps, how difficult to fix a railing etc etc.

Have you tried finding out how much to hire scaffolding yourself? It might give you an idea. If the quote for that is too high, the rest probably is too.[:(]

Could you not get another quote from a different builder, and compare? it's usually best to get two or more anyway.[;-)]

sorry to hassle but youve just got a bill for 10 grand sterling and basically theyre going to clean out the wall and repoint it how long is it going to take how many people will be working on the pointing is it going to be done by hand or with machines definately get other quotes the scaffolding price is ive seen scaffolding selling for less than a grand euro whats the garde corpet pose scellement chimique  are you sure you want this done are you in effect getting a complete damp proof process with all the latest blah blah do you live in the property or do you just visit if you live there and have time the work will cost you much less if you do it yourself you will pay for sand and cement clearing out the shit and pointing a wall can be done over a few weeks if youve got a couple of friends

i recently had a complete corner of my house collapse it was taken down and rebuilt from the ground roof and guttering repared for less money by a registered building company

if you want some more advise let me know get another quote

Em, I originally had a problem on the price of hiring the scaffolding I could not believe it would be over 4000 euros just to hire it, that rang a warning bell.  As mentioned on the first post the house is a single storey small farmhouse (holiday home) the quote mentions 28m2, so I assume that is the area to re-render.

Re the damp proofing, as explained we have steps made of brick and stone on the outside that go up to the attic, it is these that we would like a metal rail on the outside edge (for security) and the steps repointed/made good. It looks like he wants to use some super dupa resin based stuff to seal the steps after he has repointed. This is the problem of not being there all the time, you visit just have time to cut the grass and break wind then its back to the UK, Oh how I envy those of you who live there and have the time to sort things out.

So it looks like he thinks we are the famous rich Brits.

Break wind? You lucky so and so, our grass took me a full 6 hours to cut, with a self-propelled mower. I emptied the grass box so many times I was too tired to break wind.

Hard to say without seeing it but it all looks a bit pricey to me. Does the company specialise in this sort of work (rendering, pointing etc.) because it does rather smack of  'if he goes for it at this price I can be bothered,  but otherwise I've got far more interesting stuff to do'.

I know it's not always easy, but get another quote.

You know as you get older you also get more tactful, it took my wife years to train me to say "break wind" she is nearly there with the septic!

We are going to more quots on our return, also I may just get the wall re-rendered and have a look at building a wall myself instead of the metal railing.

If this helps, we got a quote for repointing 280sqm of stonework last year.  Cost per sqm all in (scaffolding, picking out, remortaring, cleaning up afterwards) was 44.69 euros per m2 plus VAT.  I thought THAT was too dear so I'm doing it myself - half this year and half next year.

Your quote is a total rip-off by comparison.
