Cost of re-pointing

Hi,

I have just had a quote from a reputable  mason to re-point our stone cottage. Cost for 165 sq metres is €12,000.  this works out at approx €72 per sq. metre.  Does this sound correct, I know the materials are relatively cheap, but the labour to chip out the old and re-point is time consuming.?

Sounds like to much to me .

Around her (dep24) they charge about 30/50 euros m2 .

But every job is different (access, condition of existing walls/mortar )   

We did 144m2 on are small barn and the materials cost 5 euros m2.

But then we are not having to pay half of that to the government .

That does sound a bit steep, but as dinks suggests, it may vary depending upon how difficult the preparation is going to be. If your house has a hard cement-based mortar, that may take some removing before the new can be applied. If it's soft lime-based stuff, the old mortar can be cleaned out pretty easily.

You might consider doing the preparation yourself? It is pretty mind-numbing work, but you can get whizzy gizmos that fit onto an angle grinder or drill that dig the stuff out in a jiffy, although you have to have a very steady hand if you're not going to stray into your stonework. (Mortar should always be softer than the stone, so the rake should follow the mortar, but sometimes you hit something hard and away you go!) You can pick up a cheap angle grinder for about £10 these days, although the mortar rake attachment may cost you as much. It could save you a lot of money in the long run though.

This is not fantastically pricey, if it is with TVA, although they often remove the old stuff with a water blaster and pressure spray (so be prepared for a lot of mess), putting it back takes time and care and a good finish is deirable, is it not? Go and see what your macon has done elsewhere, ask him for the locations, he will be happy to tell you.  If you think he is expensive, get another devis, exactly the same as you would have done in the UK.

If you have not got proper scaffolding  or are used to using an angle grinder up a ladder,   I would forget this advice, it is plain dangerous[^o)]  What is more likely to happen is " you hit something hard" and away go your fingers[:@].  Soft lime snd mortar can be easily removed with a pressure sprayer, if you can use one where you live without drowning the street and the neighbours, but what macon who has a choice of work,  is going to take on a job that you have half done to save paying him?  Would you?

Hi Nick - where are you? Around here in the Charente it cost around 35 euros a sq. metre a couple of years ago, probably gone up a bit by now. We've just done a large interior wall which took ages. I had a guy in to scrape it all out (he took a couple of days) as I couldn't face that but used we used Parex (a dry mix in 25 kgs sacks in local colour) to repoint.

I think many macons nowadays spray it on and then brush it off to expose the stones so you may have to factor in more equipment - compressor etc and several guys to brush it back before it hardens.

72 euros per m2 seems towards the top end of the scale but certainly not excessively. For re-pointing, we charge per job, and our pricing depends on several factors such as;  Is scaffolding required? Are existing joints large/small/soft/hard? Are we going to sandblast or pressurewash? Are we going to use ready mixed product or mix our own? All these criteria affect the cost of the job so have to be taken into account. Another factor is the weather. Timing is crucial in re-pointing which can make the difference between a crappy job and a professional finish, in terms of how long you leave the product before 'brossage'.

I will try to put some photos in this post of a recent job we did which worked out at about 59 euros per m2, using a ready bagged product, scaffolding, sandblasting, and with large holes between the stones. We actually underestimated the quantity of sacks required here and needed another 30! So perhaps I should have charged 72 euros! See photos links below.

Some of our internal walls have just been repointed. Raking the mud out of the joints had already been done so the price of a touch under €23 per m2 (+ TVA) would reflect this. Scaffolding was needed for the gable end but elsewhere there was only a bit of step ladder work if the guys were not tall enough. The only power tool used was a mixer. But we live in the rural and deprived (depraved ?) Lot.

We have just had 116 m2 done on the front and side elevation of our house along with other works but the repointing is priced below;

 

Echafaudage de sécurité 1 face et 1 pignon  (two lift scaffolding)                                                                 5.50€       

Piquage des joints et sablage (Rake out and clean off render/crepi and high power pressure wash)       12.00€  

Jointoiement couleur au choix (Repoint in coloured lime mortar)                                                                   36.00€ 

This was done by a specialist firm who did a fantastic job, but boy was it messy, think most of our wall ended up in the neighbours pool!!
