  1. Hi I assume you are talking about France ? I think you need to quote more precise information on this. My experience is that French prices in general are very stable. Normally, desirable houses appreciate by at least + 3% per year come what may. Rarely, they appreciate by up to 10% in very desirable areas. Of course that is an average. I guess you are talking about 2nd homes ? And purchased in areas that are great for holidays, but not having good communications or local job opportunities. Problem there is : The initial low cost reflects low local desirability Resale relies on other 2nd home owners buying, and most of Europe has a depressed property market (which influences the 2nd home market) I was involved in this market in the late 80's - early 90's, and the holiday home market in Europe dived when prices dropped and interest rates rocketed (and we are talking 16+%) Something to think about when buying : Why is this wonderful property so cheap ? Answer = it is of no interest to local French buyers ?   3. Hi I knew about the dangers of raisins and grapes. From memory, it is something in the pips that dogs intestines can't digest. The problem is that our dog loves grapes & raisins. We always walk him in the vines near our house and, from August - October , it is difficult to stop him vanishing to eat whole bunches of grapes from the vines.  But without ill effects, apparently.   4. Hi   just worth saying that we live on the edge of the village, and suffer from voltage drop during times of peak demand.   And Xmas (especially when cold) is one of the times when we notice it. Some of these symptoms last happened Xmas 2004 :   Electric kettle) Very slow Microwave) Almost non operative, but all right now (are they very sensitive to voltage ?) PC) Would not boot up – kept restarting the boot cycle Washing m/c) kept stopping during the heating phase Oven clock) becomes unreadably dim Toaster) does not eject   And before I start WW3, the appliances were sourced from UK, Sweden, Belgium and France so this is nothing to do with UK voltages or cycles !   Peter
  5. Hi This is a difficult question. Is the pain eased by temperature, or low humidity. In fact UK is surprisingly warm, but rather humid. The French Atlantic coast has quite high humidity (and higher rainfall than most of UK), and is only truly warm June - September. It can be colder than UK November to February. Thing is if I see a question on rare poultry breeds in Brittany - I don't click. Not this time or next time, and certainly not the time after that. OK, I may be a bit unusual : I don't want any email responses - I've got enough of those ! Is there something I've missed ?   15. Hi Unfurnished leases give very powerful rights to the tenant : if they don't pay it is very difficult to expulse them. The furnished lease is less regulated than unfurnished.   If you pm me I can send you draft leases as word docs. Peter

  17. Isn't the problem that many see France through the rose tinted spectacles they wear on holiday ? The memory plays tricks and focusses, perhaps, on sitting in the shade on a hot summers day eating a perfect meal. When I'm working in UK, many have said "it must be fantastic being on holiday all the time". My response is : No, it is just like living here, but with warmer summers; I still have to paint the window frames, mow the lawn, get the car serviced, go to the supermarket and deal with the taxman. And that is how I see it. Not better or worse, but slightly different.   Peter        
  18. Hi I've got a rather long extension (upstairs, round two doors, etc.) phone socket wired with cheap telephone wire. And the ADSL works fine. I've got an extension lead so that I can work in the garden in summer. This time, I bought a 50m ADSL specific wire. Works just the same. But, I'm thinking wifi is the way to go ?   Peter

  21. Hi 100 supporters ? I'll keep well away ! The shuttle meets each flight and stops at Nimes railway station. I'm not sure the bus will take 100, though. In any event, the airport is close to town, say 10 mins, and taxis would be around Euro 20. I'm not sure there will be enough taxis to take the overflow, but they are in phone / radio contact and can bring more in. Trains to Montpellier are about every 15 minutes and take about 40 minutes. I've got some interesting world weather stats here : http://tlp.netfirms.com/climate.htm and this is a useful chart of French sunshine hours : Toulon probably has the highest hours of sunshine followed by Cote d'azur and East Languedoc. Nimes has the historic highest temperatures in France.  Peter  
  24. Hi just worth saying that if drawing up your own plans, they need to reflect your local planning rules. In particular, positioning on plot, choice of materials, colours, roof pitch, can vary. And houses over a certain size need plans to be prepared by an architect.  Peter
