  1. Lead and asbestos surveys and in some areas termites are compulsory on all house sales as far as I am aware. John and Angie Moore (17)
  2. Hi Elaine and welcome to La mairie. We live close to La Rochelle and know a lot of the English gite owners in the area, many of whom take long term rentals in the winter. Alternatively if you mean for longer than 6 months you could try a French owned property, there are always lots in the small ads. I have sent a message to your inbox with further details. John and Angie Moore (17)
  3. Anybody registered as a micro-enterprise can earn up to 27,000 euros and does not charge TVA. The invoice should state "TVA non applicable, article 293 B du CGI". John and Angie Moore (17)
  4. Have a look at www.grannynetwork.info and message in your inbox. John and Angie Moore (17)
  5. We have a well behaved flock of regular hens who allow us to catch them, pick them up, etc. without any problems BUT we also purchased 3 bantams and they are totally anti-social and roost in the apple tree! The only time we can catch them with ease is when they are broody and appear glued to the nest! Our solution for when we have had to catch one is to use a large landing net on a pole, designed for fish! If you can reach them from a ladder when they are roosting at night they are much more docile after dusk, we have had some success moving them this way. Good luck - but keep them confined when you get them home or you'll have the same problem! John and Angie Moore (17)
  6. They don't have a website but you can email them at [email protected] to request a catalogue. John and Angie Moore (17)
  7. One cheap solution to this (costs nothing!) providing you have very sound shutters, is to lock your shutters and prop the windows open, so that you have a through flow of air. John and Angie Moore (17)
  8. I am not sure what 'legalities' you are worried about, its perfectly acceptable to live in one house and own another (or more) that you rent out! You will, of course, pay tax on the income and CGT (plus value) when you sell the rented house. John and Angie Moore (17)
  9. Does anyone have any experience of selling UK shares from France? All the on-line dealers insist that you are a UK resident, and our bank also! (I knew we should have sold them before we left!!)If anyone can recommend a way of selling them without returning to UK, it would be much appreciated. John and Angie Moore (17)
  10. The vendor also has to arrange for the asbestos, lead and termite searches to be carried out before the Compromis can be signed. This may contribute to the delay. John and Angie Moore (17)
  11. A Carte de Pche is available from most Tabacs as a day ticket (5euro) a holiday ticket for 15 days or an annual permit (53 euro). Rivers are categorised as Cat 1 (game fish - salmon and trout) and 2 (all coarse fish). In Charente Maritime there is no close season for Cat 2 fishing, and the close season for Cat 1 is available from the Tabac or Mairie. Night fishing is usually not allowed apart from if you are fishing for Carp (!), you cannot commence before sunrise and you must pack up by sunset. Where you buy your Carte de Pche will be able to offer advice for your area. There is also a web site that has all these details on and some of it is in English http://www.unpf.fr/ John and Angie Moore (17)
  12. You will find that this topic has been covered elsewhere, but the short answer is - if you don't want to buy the house without being able to convert the outbuildings, include provision of a CU as a clause suspensive in the Compromis de Vente. It shouldn't delay the purchase as it takes 6-8 weeks to be processed. John and Angie Moore (17)
  13. Like most things in France the interpretation of the law varies between departments. You have done the best thing, including a clause suspensive in the Compromis, and if the CU is renewed than you will be able to convert your buildings - it is effectively outline planning permission. We were told by our Maire that only barns with power and water were being granted CUs, and he never mentioned the proximity to livestock. It took us six weeks to receive our CU and the sale completed on time. John and Angie Moore (17)
  14. Whatever your marital status your 'nom de jeune fille' will be used in France a lot on official documentation.I personally wouldn't go to the hastle of changing what you like to be called, the French authorities will still use your maiden name and your married name (whether or not you are still married) and once you have dealt with the various government bodies you can get on with calling yourself what you like! John and Angie Moore (17)
  15. We offer a discount for bookings of two or more weeks, but not in peak season. This encourages people to book longer stays in low season, but I wouldn't turn away a booking for one week in high season, you could end up empty!! More and more people like to split their holiday one week here and one week elsewhere, especially in the high season. John and Angie Moore (17)
  16. I heard that they were to be published by 16th december. Any advance on that???? John and Angie Moore (17)

  18. I have finally had to register, but have kept the same user name and my old messages have still not reappeared. Any chance you can sort it out? John and Angie Moore (17)
  19. Something I found when looking for some help with a mal-functioning puits perdu!! Provides translation of some building terms http://riviera.angloinfo.com/information/1/buildingjargon.asp John and Angie Moore (17)

  21. The fishing licence (Permis de Peche) usually covers fishing in the rivers in one department and any other department with a reciprocal agreement. Most lakes are privately owned, or owned/leased by local fishing associations or maybe the commune. You usually have to buy a day ticket, and the contact telephone number is often posted on the gate. Otherwise enquire in the nearest tabac, where they will also sell Permis de Peche, by the day, 15 days or annual. John and Angie Moore (17)
  22. Many of the established regular users, I am sure, will have been tempted to advertise via La mairie in the past, but aware of the rules have refrained. There now seems to be a vast amount of blatant advertising from new users and a re-statement of the policy re advertising would be welcome. If advertising is now allowed, there will be many of us who would like to take advantage of this. John and Angie Moore (17)
  23. Yes, we have been receiving lots of them and likewise have deleted without opening them. John and Angie Moore (17)
  24. We visited a French house with a similar system, and it was because they had a fosse etanche not a fosse septique and this type of toilet reduces the amount of water needed to flush, and hence the frequency with which you need to empty the tank. Do you know what type of fosse you have? John and Angie Moore (17)
  25. We buy white paint when it is on offer (as cheap as 1.98 Euro for 2.5 litres) and add colour. All the French DIY stores sell the little tubes of colour tints. As long as you make up enough in one batch for the room you are painting it makes the whole thing a lot cheaper. I am not sure whether this works with bathroom paint, but I can't see why not.
