New build in the dordogne

We've recently purchased a building plot at Bezenac in the Dordogne valley and have heard that height restrictions apply to the building of properties in this area. However as yet we do not know what they are, or how they may be applied, we would therefore be greatfull of any help in this regard.Val.

This type of restriction is so dependant on the actual conditions in the locality that you will need to speak to the DDE (Planning Department) that covers your village. You could talk to the Mairie, but you will get a more reliable answer from the professionals. If you bought from a notaire or estate agent, they should be able to give a rough idea of local restrictions. Alos look at the nearest properties in the vicinity, you wouldn't want to stick out like a sore thumb, or would you?

Pop into the Mairie and ask to see the 'plan cadastral', and the 'plan d'occupation des sols' or the 'plan local d'urbanisme' (they will have one or the other depending on when it was last updated).

Find your plot on the plan cadstral and note the two-letter code for the area it is in.

Check the POS or PLU for all the planning restrictions (some of which may be specific to the area - hence the need for the code).

When you bought the land I have to assume you bought it with a CU positive, assuming so the vendor would have had a small booklet which goes with the approval of the CU, this booklet should have been included with the other documents by the Notaire because, therein are the planning restrictions for the plot. The actual footprint for the build is on the CU and the height restriction, roof shape and material and possibly the exterior decor are all subject to regulation, as a last resort the Mairie should be able to supply a copy.
