land division

This is purely a feasability study. We are considering dividing our garden up so as to convert our excellent double garage with an extension into a bungalow for us,partitioning the garden to allow the current house to be sold with a 1000m garden.Has anyone sold off or also divided a garden and could explain simply the method of obtaining a C.U to allow residential use of our unused garden, and or planning consent, and or costs involved.Obviously we dont have the money to waste on unnecessary whims. Many thanks,Maude,85

A visit to the Mairie is probably your best first stop. If you take your land plan and a sketch of what you propose,he should be able to tell you if it's feasable or a definate no go. Your next step will be to find a Geometre in your area, take your land plan etc with you and he should be able to give you an estimate for measuring the land and registering the division. After that you will have to put in a full application to the Mairie. Always worth bearing in mind that by taking some land +garages and making the original house ,semi-detached,you are substantially de-valueing the property!! This is only advice, not legally binding and not written in tablets of stone. Good Luck.

Regards.
