Non-building land & Tax

We're hoping to buy the land over the road from us - it's not for building, in fact cannot be built on, we just want to start an orchard & have access to the river to paddle in on hot days ...

Do you have to pay Tax fonciere/D'habitation & how does the Notaire's fee work - is it a %,     & is it different for land?

Any information appreciated.
