Advice re rates for gites

Can anyone give me an idea of how much to charge per week for a 3 bedroomed gite (sleeps 6 + baby) with a large swimming pool.

I have done a search of the archives and not really found a clear idea. I know that the rates change according to high/low season, so how do you calculate the rate in lower seasons compared to the high season ?

Also does anyone think that the charge for a gite converted from a wooden tobacco barn (replacing the walls with new wood and retaining the character of the barn) would be less than a traditional stone barn ?

The best idea is to look on the websites offering holiday accommodation in your area and see what similar properties are charging as they will be your local competition.
