    There are at least three ways to buy a house in France (OK, I know this is a generalisation because there are plenty of very helpful notaires as well as immobiliers that don't do as they should).

    1. If you know a lot about property buying in France and want to get the cheapest and most basic deal, go to a notaire. You will pay a sales commission of an average of 5% plus VAT (the cheaper the property, the greater the percentage), added on at the end (i.e. not part of the advertised price) along with the legal costs. You will probably have to sort out your own utility connections, planning permissions, local taxes etc and may well need to pay a translator to be at the signing and help you deal with the notaire. Notaires can be difficult to contact, and few can (or rather will) communicate in English.

    2. If you need help buying but don't necessarily want to hand over the whole process, use an immobilier. You pay a little more in sales commissions (say 7%, some agents can charge up to 15% for the cheapest properties) but this is part of the advertised price. You still need to budget for the legal fees. The immobilier should help with utilities, planning, taxes etc, liase with the notaire and the seller throughout and attend the signing to translate for you.

    3. If you have little confidence or knowledge about property transactions in France, or no time to deal with notaires and immobiliers, you can go to one of the UK-based agents which charges an all-inclusive price, including a fee for helping you find the property and guiding you through the purchase process. You will pay quite a high premium for this - typically 2000-3000, but at least this is advertised up front and the advertised price includes legal fees etc. Don't confuse the last option with the UK-based agents who act as representatives for French immobiliers. They will normally arrange introductions to immobiliers and, should a sale result, take a percentage of the immobilier's commission, so you pay no extra yourself.

    There are also private sales, e.g. via advertisements in publications like Living France. Or you can employ a 'granny' or some other consultant to help you find a house and help you through buying it. You will usually pay for this service, but it tends to be in the hundreds rather than the thousands of pounds.

    The US price for France magazine reflects the fact that it is a six-issue subscription whereas Living France is a twelve-issue subscription, so the annual subscription prices will never compare.

    Living France does not have a fulfullment house in the US and there are no immediate plans to have one (our market sgare in the US is much smaller than France magazine's)

  3. It's holiday time, and not just for all you guys lucky enough to spend your summers in France. Our hard-working Forum Administrator, Eleanor, is taking a couple of days off () to recharge her batteries. Normally I would take over monitoring the site but I'm going to be recovering from having my wisdom teeth out.

    The other staff members on the team will be busy working on the magazine, so we've had to take the drastic and difficult decision to temporarily close the site from this coming Wednesday (16th July) until the following Wednesday (23rd July).

    We are going to keep the site open as a read only document so you can still use it as a research resource, but you wont be able to post or register from 5pm GMT Wednesday 16th until 5pm Wednesday 23rd.

    Rather than leave the registration requests piling up, and give the small but annoying number of abusers the chance to bother you all with spam, advertising and inflammatory mails, we don't want to risk leaving the forum unmonitored, both for your sakes and ours.

    That's doesn't really leave us with any other option, I'm afraid.

    Sorry to have to do this, but I hope you understand our reasoning.

  4. Hi Janet,

    That article does mention Jet2 (it includes details of it's flights from Leeds to Nice), as well as flights from airports in Scotland, the Midlands, ther north west of England, and Ireland.

    We made sure we included all the places you could fly to in France from the UK and Ireland, wherever the airport was in the UK, because we know not everyone can or wants to fly from London. Of course, we were restricted on the destinations we could cover by two fronts: by the airlines who chose to concentrate their business in the south east of England, and by the limit I put on the article, which was that it had to cover only destinations you could fly to IN FRANCE. I did this because if we'd also included all the places you could access from the European mainland countries surrounding France, the article could have taken up almost all the magazine!

    That's why flying to Geneva from Leeds wasn't included in the list, and the fact that the article contains details of flights from airports all over the UK and Ireland proves that we are not Londoncentric, even though the majority of flights to France leave from around the capital.

    We are still trying to sort the problem.

From your comments I imagine you think I am sitting back with my feet up on the desk, doing very little - that is sadly not the case!!   7. Dear Rupert,

    Where I have removed posts it has been because I believe them to be spurious and posted merely to stir things up. Over the past few weeks these phoney posts have been on both sides of the argument, starting with some nasty stuff a couple of weeks ago. I have also been receiving e-mails complaining about racism and accusing me of tolerating racism however all these are from dubious sources who are not willing to contact me personally but merely hide behind a few free web based e-mail addresses or the forum. I am removing the entire thread on Foreigners.... as it is now nothing to do with France and, frankly, I am sick of policing it!! Once again, Rupert, I urge you to contact me personally on the office number.

    For God's sake, can we all have a peaceful weekend!! I know the weather isn't going to be that nice (where I am, anyway) but can't we all go and do something more positive instead?

    Hi there,

    The simple fact is that it costs us twice as much to post a copy of the magazine to Europe as it does to send it within the UK. The extra price for back issues and subscriptions to European destinations solely reflects the extra postage so I'm sorry to say that good old profiteering doesn't come into it.
