I think, and I could well be very wrong here, it depends how many rules you are willing to bend, but according to a local in the know (in the 33) you will be liable for CGT on the gites that rent, but if you dont rent them for a year and pay all the bills you can class them all as your primary residence and then pay no CGT, you can still rent them and not declare, but that would be illegal..... Disclamer: I am in no way a tax proffesional, and am willing to accept any abuse for giving advice on somthing that I am not completely qualified to do. I no way do I condone the acts mentioned above, especially not declaring an income to the tax man, we are after all in a 'socialtist' country and should accept that the government has the right to tax people untill the last available centime is squeezed out of their pockets.
  4. Evening all, just a quicky, can anyone tell me the french for the metal rails and uprights that are used for stud walls, and a vague price compared too wood? Cheers
  5. Mo Having recently discovered a problem heres how I understand it. Firstly you need to clean the beams a thouroughly as possible, the dirt absorbs the chemicals and prevents it reaching the wood and doing any good. For the floor, if they say its that far gone have a poke with a screw drivwr, if it feels rotten replace, otherwise treat. But, spraying timbers only protects the outside and about the first 6mm of the wood, which is fine for woodworm as they have to eat their way to the surface periodically and will therefore die, but beatles and such dont, so will eat their way down into the timbers below, delaying the problem and eventually making it worse. Injecting beams works well, its high pessure injection so it forces the treatment into and throughout the beams, but the plugs are ugly, so try to persuade the bloke whos doing it to choose a side you are not leaving exposed. You do need to spray twice, but not within 24 hours, as it just saturates the wood and prevents the chemical from absorbing properly. And according to several people in the 'know' around here, proffesionals use Termikok because its the best (just check out the price!), but if used you need to ideally leave the house for three days after as its so dangerous! (not sure about this, but having looked at it I can see why!) ON the guarantee front, reputable companies do guarantee, and at that money I would expect it. Or, and this is a path Im thinking of, get you own pump (around £600) and do it yourself, I might get shot to pieces for anything I have said so far, and this, but its not rocket science!! p.s. sorry for being so long winded! oh
  6. Ive picked one of them back to solid wood, which is rock solid, but in one section its gone from a 20x20 beam to somthing about the size of a telephone pole. Having had a night to think about it, I think Ive just answered my own question and am getting my running shoes on!
  7. A name and shame list sounds like a fine idea. Im renovating a barn to let next summer and having read this and spoken to friends who think that it has become much more of a problem, am becoming more worried about whether its actually worth the hassle even before I get set up. I agree that for peace of mind its best to physically meet the clients on arrival but at times that is not physically possible, so a website that not only named etc but also gave proper descriptions of properties, properly advertised over time would hopefully stop people taking the p**s. 
  8. Hi, just joined the site cause I need a bit of advice. I own a barn that has what Ive been told are capricorn beetles in a couple of the lager beams. Spoken to a couple of people and their opinion varies from dont worry about it to panic and run away! Just wondering if any one can give me a bit of advice on how much a beam can be eaten before its a good idea to replace it? oh
