  1. Am in the process of buying a French property in E. Brittany. The ONLY thing I will miss about the U.K. is real ale , draught, on hand-pull. Are there any bars ,probably associated with micro-breweries, which sell the real thing in dept. 35- Ille et Vilaine?? In fact, maybe I`m better offf finding the "pub" first and then finding a house!!   Dennis
  2. There seems to be a rule that a fosse must be at least 35 metres away from a well. We  are in the process of buying a property that has  outbuildings, that we wish to covert to gites, that are much closer than this to a well. Is it possible to install a  fosse nearer (few metres)  to the well if we ...  a) guarantee NOT to use the well    or  b) fill in the well with , say, ready-mixed  concrete? dennis

  5. Thanks, Will the seller is paying the immobillier, not us. The immo is not to be trusted, for a lot of reasons,  but we REALLY want the property and we think it is a good price...it has 95% of what we are after , i.e. way more than any other property we have ever seen....but we have not signed the comp. yet and are getting cold feet We want to get out of the U.K. thanks again dennis

  7. We are about to buy a semi-derelict  ancient property and the "asbestos" report states that  the remaining roof tiles are slate containing asbestos cement (ardoises ciment amiante). Ha anybody got ANY idea how much it costs for an approved contractor to take them from the roof and get rid of them (in eastern. Brittany) ? thanks dennis
  8. I have a 5 page "compromis" from the immobilier , with her "purported" translation----parts of which I know to be mis-leading.. ..... I wish to have it properly translated...by a professionl...together with advice if   a) does what it contains seem O.K and   b) is there anything else that should be in there (especially under " clauses suspensives ")  to give me protection in the event of any nasty surprises being found by the notaire What qualifications do you have and what do you charge?  ...in sterling please   thanks Dennis
  9. 2 questions a) do the inheriting children have to pay  any tax on property/savings etc. after the death of the last parent?   What is the difference if the parents bought the property "en tontine"? b) is there any c.g.t. on selling your principal private residence?   Thanks dennis

  11. Thanks What exactly do you mean "controlled by the local authorities" ? Unfortunately I will not ask our estate agent as I do not trust what she says  While I am at it : I am new to this forum game and I just want to say "thanks" to people but when I do this it emerges as another "post" How can i say "thanks" without this happening or is the thanks taken as read and nobody bothers to say it? Pls can anyone translate the following.....( the translation given by the Immobilier  is    ;"that there are no financial charges on the property") "Que l`etat hypothecaire ne revele aucune inscription ou privilege d`un montant total superieur au prix de vente convenu ou qui soit de nature  a faire echec a l`obtention d`un credit eventuel" Many thanks dennis
  14. we are about to buy a property with fosse septique. Do we need to use "special" washing-up liquids, shampoo, washing powder etc and,if so, how do we recognise these in the supermarket? Do they cost a lot? what happens if we use our  "normal" stuff?   Dennis

I think I am ready to sign the compromis......... do I only transfer the money AFTER I have received copy of the comp signed by ourselves and the vendors .......... or do I send it on the day I sign it  ( I then have to forward it to the vendors who live in U .K but are separated ......so it might take several days before it gets back to Immobilier and she emails me a copy) ?  Thanks Dennis

Can anyone recommend an insurance company, and the name of the type of policy (plus an idea of the cost) to suit my requirements which are :  buildings insurance ( say, 150,000 euros), plus public liability cover... plus cover for any friends, family and contractors who may work on the conversion/ restoration/ landscaping of the property.  I am currently at the "compromis" stage and believe I should have the insurance in place by the time of signing the "acte"....but how do I take out insurance on a property prior to actually owning it?

I have just received a copy of the "compromis de vente" and under the heading "prix de vente" the estate agent has put only the combined total of the the agreed price inclusive of the notaire's fee, which is obviously higher than the sale price agreed.  Is this correct or should it state only the purchase price agreed with the vendors?
