  1. The are the best! Have tried linguphone "all talk" (the best of the others) , a private tutor even trying to remember what I learn't at school with not much success the combination of Michel Thomas and watch french TV on TV5 on sky has made all the difference, I have mild dislexia so not having to read and writing while your learning gave me confidence to actually speak  and not get hung up about the spelling , that can come latter moh is confident in reading but struggles with conversation and MT has really helped, the foundation course was given away by the Express last year so you might find a cheap set somewhere (ebay?)[:D]

[:-))]We've had 2 court cases with our business in the uk, a customer fell over in our shop and thought we'd be a cash cow and our assistant manager sued us for wrongful dismissal (even though she'd stollen 30K of us) both cases we won but it was stressful and distracted us from more positive progress and took between 12 - 18 months but saying that at the end of the day we are glad we "had our day in court" because frankly somebody has to stand up against people who think they can take advantage of you as an independant business or stand up for your moral rights.

    So far most of the comunication right from the start of the buying process was by email (which I've saved) or conversations which had follow up emails to cover pertinant points that were discussed so we're hoping this is evidence enough of our intentions and I intend to use that as our chosen method of comunication.

    We still haven't found an Advocat thats English speaking in our area, I googled it but it mainly came up with Notaires which correct me if I'm wrong but I think we need an Advocat there was one company called Henderson Consulting (?)(in Gers)(can any 3rd party recommend them?)but looking at the website I wasn't sure if they just really dealt with the purchases, did you manage to find any others in google? I also looked on Angloinfo but again it was mainly Notaires. What do you think about using an English based lawyer who has their French qualifications? I think there is one in Manchester we could use.

    The issue for us is although I go to the house every 3-4 weeks for the renovations we only go together about every 10 - 12 as moh stays to keep an eye on the business, so its a pain if anyone wants us both to go over together and could lead to even more delays and although the Manchester option could cost more per hour its easy to get to.

    Anyway we're still working at it, we just feel that as tenacious people we should stand up to wrong doers for all the others who haven't the balls[:-))]!!!!!!!

  3. I didn't think there were any properties left in that price bracket! One thing I did notice was that properties advertised on Green Acres (or those type of websites) were cheaper as it was often the vendor who advertised and already knocked the immo's fees off but you have to deal with the vendor yourself , but anything is possible with a translator (if your french is like mine isn't up to negotiating deals) which would work out cheaper than immo's fees even if you pay for the time to get them to help transfer over the utilities and stuff.
  4. Just a quick update the french immo who licenses the English guy has now got back to us to say he's looking into it and that he has insurance if the property was miss sold, so if we take him at his work maybe we'll see some action, or maybe he's just fobbing us off but I really hope not!

We noticed this when we were buying and the answer we got was along the lines of the immo who is selling at the lower price is more often than not in more frequent contact with the vendor so if thangs have been a bit slow could have reduced the price or, the actual selling price is the same but the immo's fees are different or many other reasons [:)] But if you like the house and have worked with the English speaking immo the price is always negotiable[;-)] As its often said on this forum its amazing how much English the French understand when your spending money[:P]

Another step closer, good luck with your venture you've got things go I'd hate to reach my old age going I only wished I'd done such and such most things can be sorted out with hard work and determination (and a very understanding other half or is the quarters in you case[;-)] I mean that purely in a business sense as when I re read it it sounded a bit suggestive!)

We have spoken to the Notaire who dealt with the initial purchase who is trying to work something out between both parties but part of our issue is that the immo is blaming the Notaire for "letting us sign" we had a legally recognised translator who talked us through what was happening and we a very comfortable that both the Notaire and our translator did do their jobs corrrectly. We are currently in the process of writting to the agent through who the immo operates to see if he will sort it out, at this point we do want to have a legal representative lined up incase they all just close ranks[:@]
  8. But is the immobilier/ "owner" allowed to lie about something and withhold information which would affect the price? Things we could see we took at face value and made a judgement on and we tried to cover ourselves with a clause suspensive but the information was not forthcoming at the final signing and we are still waiting 5 monthes later for the info (which we have now found out by our builder and someone from the Maire what we needed to know) Anyway hopefully a lawyer can help if we can find one![blink]

    I hear what your saying about immobiliers buying cheap and doing up and selling on, but surely they have to be above reproach when they do sell it on.

  9. We need to find an English speaking lawyer in The Bordeaux /Agen / Condom area, this is to resolve a dispute with an English Immobilier operating in Northern Gers / Lot & Garrone. The Immobilier turned out to be the "boyfriend" /co-habitting partner of the lady who sold it but  only acted in the vendors interest throughout and now has cost us a lot of money through his actions. PM me if anyone has had the same kind of experience as we now know this is not the first time this has happened but firstly we must find an English speaking lawyer[:(]

If your on an old fosse and you look after it the loos won't smell, but if its coming from just sinks/ bath or showers and was set up the same way our was ( which was the legally correct way for a long time, if was fitted 10 - 30 years ago) the grey water doesn't actually go into the fosse just by passes it and just runs into the surrounding soil through pipes (could possibly have sand beds) and seeps away, but it can only do that for so long as the ground can't cope with that much soap, washing up liquid etc, and the pipes will get clogged up and the whole grey water grinds to a smelly stand still, a bit more investigating should find out where the grey water goes, also is the ground water logged at the moment as that could indicate that nothing is flowing away.
  11. Are you on mains or a fosse? Our grey water smell came from the fact that it was a type of soakaway (ineffective and now don't meet regs) but the loo to the old fosse didn't smell, a tempory fix which eased but didn't totally resolve the situation was to vent the soak away pipe outside but if your ground is clay and water logged the grey water isn't going anywhere (as ours was) the only fix for us was a new fosse[:(] But that smell is grim[+o(]

I have a similar question which is if you have one maison secondaire renovate it sell for a profit (here's hoping) and buy another straight away do you still have to pay capital gains in france (UK tax payer) which I am assuming is 16% as you only ever have one house and and are not taking the equity from the property, here's hoping you don't but I think I'll know the answer![;-)]

  13. I'm having trouble logging back into ebay after my computer crashed , but have no problems with other websites when I try it finds ebay home page but when I try to log in it comes up cannot find server even if I try to register as a new member it won't let me in,

    I've Tried:-

    • deleting all cookies

    • rebooting both my laptop and wireless router

    • deleting all tempory internet files

    • disc defragmenting

    • emailling ebay[:(]no answer yet, according to the site I've won't have had my account suspended as they let you log in and then tell you your suspended and I can't even get that far)

    my user id is abigailt123 could someone try and send me an email via ebay to see if the emails will arrive in my outlook box as well, I have a shop on ebay and I've no idea if anyone has ordered anything yet and I'm am starting to panic![:-))]

It makes me laugh, last month when I flew out of Bordeaux I had to take my camera, phone, keys, torch, eye liner(??????) out of my hand bag for closer inspection, take the batteries out open every flapetc etc  but didn't seem to notice I still had a handful of 4 inch screws in my pocket from the job I'd been doing in the garden (which I had forgotten about till I got home). When are normal services going to resume at airports so you can travel with just a carry on that has toiletries in?[;-)]
  15. Too true WJT, maybe if more countries changed to nuclear electic it would help (having a power supply that trips out when you use the hairdryer and the kettle also helps[;-)]). Now that Bush wants to distract from Iraq by talking about global warming maybe the Americas will do something about it but one thing for sure is its happening, I've been gardening today in Lancs "upt north" and I can't believe how far the garden is on, looks more like March.

Our village has 65 inhabitants and we we're told that the village will never have mains drains (even though they do own a couple of houses which have shared drainage ) It was also said that if you had an old style fosse that was working you could carry on using it until they came and surveyed your area, but if you wanted to sell you house it had to comply to the new standards. Also if you start asking questions about what drains etc etc you seem to get a survey (cost 180 euro) and you would then have to make the improvements. I think it's best just to bite the bullet and get it done, its very disruptive to the garden and it need to be situated quite close to the house with the gravel beds further away (which seem to the thing that has changed most in the new regulations, the water has to be clean as it runs off your property) Hope this helps email me if you what any for info as we've just had our installed.
  17. We are wanting to build a spa on a rocky slope which has stone steps running through it, the terrace is about 7ft higher than the garden and there is a large level bit of terrace which is 2ft higher than the garden which we thought could be the base of the spa.

    We fancy a tiled one ( we don't really like the blue plastic ones) in a stone surround with stone steps curling arround it, making the most of the natural stone which is there already, has anyone got any rough ideas of cost and tips for the best type of construction. Also what are the regulations governing built in spas, are they the same as swimming pools [8-)]
