The bon de visit is not legally binding, but you have signed an agreement not to negotiate directly with the seller; that is it's purpose. It is valid for a period of 24 months.
A "mandat" is a legally binding document, however, and you should avoid signing a "mandat de visit", as that can make you liable to pay the agent's fees!!

Have you thought of Rodez airport? There are now daily flights with Ryanair, and the local area (Aveyron, Lot) is extremely beautiful; I know as I live in the Aveyron and my boyfriend lives in the Lot. the property is far more reasonable than in the other areas you mention.

Yes, like you I am shocked at that price. As a teacher working privately giving both English and French lessons, but in a very rural area, I would have no work at all if I charged €35 a hour!!
I charge only €15, and I travel to the student's house!!
I have heard of telephone lessons where that price might be acceptable, taking into consideration the cost of an hour's phone call costs.

A teeny tiny village in the south of Aveyron called Combret.
Lovely old stone house in medieval village, but lots of work!! Still going after nearly 3 years!!

To be honest, I'm not making a living wage!!
I do not even manage to find enough customers even at such a low price. Such is the difficulty of living in a rural area where farmers and holiday makers do not provide enough custom.
