  1.  I assumed after reading everyone's post that the new Michel Thomas Advanced French was a follow up to the first 8 CD course with another full course. However, after looking on Amazon it appears to only offer the one CD.  Is this correct or is there another one that offers the full 8 CD course?
  2. Kevinmc, very helpful and informative post that was.  It always amazes me how quickly these sorts of people seem to rear their heads when they see an opportunity to criticise or belittle anyone. 

    Condorman, keep us posted on your situation, I can only imagine the anger I would feel in the same situation, hopefully others will read your post and be warned. I know you aren't allowed to name the agent but what area are you in? Good luck and let us know what the outcome is.

  3. Pucette, very informative posts. Do you know if the same would apply to a farmer cutting for hay as it would for keeping animals? We have just bought a property with a similar situation, however, the farmer only cuts the fields for hay. He has been doing this for many years and we are told by our agent that the Notaire has something in writing from the previous owner signed by the farmer giving up any rights or claims on our land. This of course was signed prior to us buying. We are not sure what we will want to do in the future when we live there permanently, we also have dogs and as mentioned the grass does get very high. We are happy for him to cut at the moment but want to be able to change our minds in the future. Reading the posts on this forum, it does appear to be quite common, just hadn't heard of any problems with this sort of arrangement.
  4. Malcolm, thank you very much indeed for that information. I did have a red area around the tick but I think it was just from me trying to get the darn thing out. I also have a touch of flu-like symptoms at the moment but I think it's just a bug I caught from my husband. Oh dear, in any case off to google. Thank you again.

  5. Did anyone see the article in this month's Living France "Last rights" by Prettys Solicitors? It states that the CU would not be suitable for couples that have children outside the marriage because they cannot be disinherited. It states that article 1527 of the Code Civil specifies explicitly that if this were not the case the children would be able to have the amended regime set aside where it would result in them being entirely disinherited.

    We were told by our Notaire (and our useless UK Solicitor) when adopting the CU that the surviving spouse would receive the whole of the property in the case of death of the first one. They were fully aware that there were children outside the marriage. According to this article this is not the case and we just wasted time and money changing our marriage regime to CU.

    Does anyone have any advise on this and where do you go from here?

    By the way in regards to someone saying that this is the case of expats being paranoid, many may find this statement very hurtful. For one, today there are many such as myself that are in second marriages with children outside of the marriage that are moving to a country that the government dictates not the individual, who will own your property after your death. This is regardless of your wishes and your situation and those of your spouse. Particularly, if both are moving from a country that gives the individual the right to choose and for what ever reason may not be handed down a property from their own parents, in essence leaving them very vulnerable later in life. I personally do find the comment a bit unfair.

  6. Hi Lavender Lady, thank you for your reply. I have been able to make out some of the information on the site you quoted but I still do not understand the difference between the contract you mention and the ordinary Communaute Universelle. We were never advised that there were other options under this regime. Sorry if I seem a bit thick but I just don't understand. Can you tell me if your Notaire specifically advised you against the standard Communaute Universelle? Thank you in advance.
  7. Whiskers we had a very similar problem to you when we sold our house here in the UK to downsize and buy our house in France. We had three buyers pull out on us for various reasons and each time we took the house off of the market. It was absolutely heartbreaking as well as expensive, we lost a couple of properties we were after as well as Solicitor fees and the cost of a survey on one. All I can say is that I don't think it is that unusual and just hang in there. If it makes you feel any better all of the heartache we went through we feel worked out for the best in the end and for us at least, fourth time lucky (buyer wise). Best of luck.

  8. We have just recently purchased a property in the Dordogne, we had the required diagnostics report for termites, asbestos and lead provided before we signed the contract (arranged by the agent). We have recently discovered that we have a bad infestation of Capricorne, I believe it is also called Long horn Beetle. Today I telephoned the people that actually provided the report to discuss the fact that we were not informed. Come to find out they did note it in the report in the form of an abbreviation in the small print that we did not pick up. However, I feel that this must have been pointed out to the agent.

    If it hadn't been brought to our attention by a Tiler/Carpenter (he was standing near a beam when he heard them!) there is no telling how long it would have been before we would have known about the infestation. I have done a search on LF and only came up with one reply regarding Capricorne. Has anyone else had a similar experience or infestation of Capricorne? I would be most interested to find out how difficult and expensive it is to treat.
