1. I don't know the agly valley specifically but we are also 45 mins west of Perpignan.

Estate agents don't really seem to know and if anybody knows an equivalent to Zoopla for France please do say. From the few exchanges I have seen the prices are all over the place  without a discernable trend.

I am happy to be corrected though.

  2. Sorry for the late response. I had password problems.

    One additional thought.

If you give the password key to anybody it is difficult to make them forget it and it sounds like you might have difficulty changing it.

There is another way. You can make your router filter by MAC address. Each machine that has wifi has its own address. So you can allow somebody to get in, then stop them later. Some routers allow you to monitor/limit their usage as well.

However this doesn't stop the other worries. The points about disabling SSID and even switching off the wifi when not using it are all valid as well.

  3. Perpignan as a tourist city is not as nice as Narbonne (IMHO) and I haven't yet done Montpelier.

However there is the question as to why live in the city? Village life in a good thriving village is good. The coast has merits (+ wind!) the inland has merits (and I am biased towards Vernet les Bains which is not any of the Vernets listed as suburbs of Perpignan). Perpignan itself is never far away.
  4. When we bought our place five years ago we had the local shop sell us a dishwasher (at not much above Auchan's price). He came out and delivered / fitted it at the time he said (6.30pm).

While he was there we asked him about a tumble drier that would only stay closed with the help of some tape. He looked at it and subsequently fitted the piece.

Cheapest at some hypermarket is not always best. Whenever we have bought in Vernet or Prades the service has been great.

  5.
Hallo DerekI love this stuff - it's a very meaty subject!
Pardon me for not having measurements, and I understand your original request.

First off. If the Redwell b**** you quote is valid then convector heaters would win hands down, because they heat from a fin in the middle with greater surface area.

Second off. The radiants create a temperature effect which is not the same as raw heat. Therefore the back panel is radiating to the wall which is then becoming a convector.... I don't think the equations are equivalent in the way they claim. But how do we attract a physicist to this thread ?

I still believe what I said in an earlier post, you will want both but have the radiants pointed towards where you want comfort (seating positions etc.) and at least one convector providing an overall acceptable air temperature.

  6. Even that is a dubious claim. I could understand a claim based on heat effect, as radiant gives comfort quicker, and more effectively on anything in line of sight, than any system that relies on heating air to eventually heat you.
  7. Our place is holiday let but we do 'long holidays' of up to 6 months. I am sure that number 5 has valid experiences but there must be landlords who have counter-stories as well.

For instance we now always quote 'including' utilities even though that bumps up the headline price. Why?

Well the first longish rental we had was to pay for the leccy themselves. We suffered in that they hardly heated it at all. Their loss you might say ? No, an empty ungheated house generates no damp. A ventilated and heated occupied house is fine - but an occupied and poorly heated house generates damp because the moisture comes from the bodies. The remedial work after they went cost us more than 3 months rent.

In subsequent years we have not had the problem because we quite on a different basis now.
