hi we are in Bais, so about 15/20 km away, the property was my brothers, he died earlier this year and I don't think he got a survey. there is lots of wet rot and worm, but nothing too major, HOWEVER there is dry rot in one of the cellars, and we have been quoted 90K to fix it, so was looking for an independant viewpoint as to if this cost is really necessary.

don't now about electric but we have piled hot water underfloor heating under ordinary pine (non t+g) floorboards, and it works fine, but the gaps probably help with radiation of heat.
