Cost of Buying a house

Hi,

New to this forum and just starting on my journey to french property ownership.

I have read about the Notaires fees, but read different figures on what to expect. Some tell me up to 15% of my purchase price. yet I looked at the website http://www.anil.org/fr/outils-de-calcul/frais-de-notaire/index.html and it seems to give a much lower figure. If I am buying for 50,000 euros, for example, the site gives me a a total of 2,400 euros in fees. Should I expect further fees to bump it up?

The buyer pays the estate agents fees, or the agents fees if the notaires act as an estate agent, so there is that to add on too unless it is a private sale. And estate agent will probably want at least 5% and probably more.

Please remember that the notaires fees include a lot of tax going directly to the state. That is what notaires are gloried tax collectors.

 

So if this bill is double or even more, then it would not surprise me at all.

Thanks. I have noticed that the estate agent fees are often quoted in the price of the house. Can I get this added to the mortgage. E,g, if the price was 50,000 euros including agents fees and I wanted a 95% mortage would they give me 45,000 or would they work it out on the value less the agent fees?

Sorry of these are basic questions.

Hi,

     The site gives all the fees and taxes paid to the notaire , but you will also possibly have to pay an estate agents fee (you should already know if that is the case and what %.).
