Renting out house space

Big 2-car garage (big, as in family of 5 lived in it for years while the house was being built, they had beds on the mezzanine level), what would be involved in renting it out as an atelier (=workshop) space, or something similar?

I'm sure there must be tax implications at least. It's attached to the house, and there's a door for access from inside the house.

You could probably just download a rental contrat from the net and rent your space as a garage. If you try to rent it as habitation or for professional use you are going to get into all sorts of nasty legal obligations. If they want to use it as a workshop then just turn a blind eye.
