Taking over a business that owns it's premises

If we buy a business ( a SARL) that owns property i.e. the premises it works from, what percentage notaries fees are payable and does it take a minimum of two months to go through as if we had bought the property directly ?

Any other pitfalls anybody knows about in buying an existing French business?
