Evianers
if we decide to offer our house to the tenants we have already residing there, does the estate agent have the right to claim their usual percentage, bearing in mind they already extract 8% from the tenants' payments on a monthly basis? Teamedup
I think that you would need to take advice about this. I would hope no and be rather peeved in fact as this would be quite a different transaction as far as I was concerned. Also, if you were going to sell, I believe that one is supposed to offer the property to tennants anyway. It is all a little complicated in France.Incidentally it is the purchaser who pays this percentage, but if it isn't involved, around here it means that people often sell their homes slightly cheaper, which often helps selling along very nicely. LesLauriers
If you have engaged your letting agents as your estate agents on an exclusive basis then I believe they would have the right to ask for their cut.If you have not engaged them on an exclusive basis or have not engaged them at all then you should examine your terms and conditions for the letting agreement, to see if these circumstances are covered by that agreement.
