TRACEYTREACLE Posted August 22, 2005 Share Posted August 22, 2005 Hi,We have found a property in France through an agency and found the property 4,000 euros cheaper with another agency also the property is being sold by the owner as a private sale and we have found out that they want 13,000 euros less than what the agency is selling it for.How much under the asking price should I offer? I am not sure what the process is? The house is 135,000 euros, in the other agency 131,000 and privately 122,000 how much of this does the agency take fees are included in the above price?Any help would be appreciated.Tracey Link to comment Share on other sites More sharing options...

But there will be notaire fees to pay - by you, naturally - at around 6,9% on top of the 122K.Estate agency valuations and fees vary a lot. When we were looking agency fees were between 4 - 8%, which accounts for the differing 'for sale' prices as the fees are then added to the valuation to give the 'sale' price - this is denoted by FAI - frais d'agence inclus - or HAI - honoraires d'agence inclus.Sue Link to comment Share on other sites More sharing options...

Cat Posted August 23, 2005 Share Posted August 23, 2005 Tracey, I'm afraid that Dave is quite right. It is pretty standard practice to have to sign a Bon de Visite/Mandate before visiting a property. If you signed one with the first immobilier they have you by the short and curlies. If you go ahead with buying the house you are legally bound to buy it from them and no-one else.If you also signed a bon de visite with the second, cheaper agency, then things could get really interesting... Anton Redman Posted August 23, 2005 Share Posted August 23, 2005 As a worst case scenario I would let the Agents know about the lower price and ask them to get their vendor to update their mandate. If they won't do that tell them that you are walking away. Vendors are very bad at updating the Agents about how much they now want for the house.
