pjm Posted February 1, 2006 Author Share Posted February 1, 2006 OK, wasn't intended as "direct" advertising, but alot of agents don't know how to value our property correctly, as it isn't the sort of thing that comes on the market every day. Fed up with showing agents round and them asking us for a valuation!! Want someone who knows their stuff, as opposed to people who have only been in the job 5 mins and don't know their a**e from their elbow!! Hence a brief description of what they are required to market.As you said, I do already have an advert in your LF magazine, so not exactly looking to do things on the cheap. Will Posted February 1, 2006 Share Posted February 1, 2006 Just a word in defence of French agents - most people offering a property for sale have their own idea of what it is worth, which is almost invariably far in excess of the price at which the agent knows it could definitely be sold. So they tend to try and find out what the owner's expectations (or more often needs) are, because if they immediately come in with a much lower figure it gets things off on a rather poor footing. Much better to know what is expected, then they can talk it down a bit, rather than being told to naffoff by an indignant seller, as happens so frequently at present. The problem is that with a shortage of buyers and a surfeit of properties, asking prices have to appear sensible if there is to be any interest at all. And even then sellers have to be prepared to consider realistic offers. The market is certainly rather flooded with gite complexes, both developed and potential. There are currently 201 Gite complex's for sale on this website and I am sure I have seen other specialised websites as well. Of course there are loads for sale with normal estate agents if one goes looking for them. We know a couple that are for sale, it's the same old story, saw the TV program, bought property, renovated, did all their money, thought they could earn a decent living and now realise it doesn't quite work that way. I'm staggered by the number ofproperties up for sale. Its interesting to look at some of them in thisarea (South Vendée / Poitou Charente) as I have a fair idea how muchunconverted property costs and what renovation costs are: quite a feware being offered substaintially below what they would now cost tocreate from scratch and so (on paper, at least) are pretty good valuefor money. As the original post has been edited by moderators, I don't want to put too many details, but it does need a specialist agent, hence the posting.I agree alot of "gite complexs" are on the market and unless you have added draw (local tourist area etc..) or are with Gites de France, I don't think they are a serious business earner....unlike a campsite can be! I'm also not terribly surprised that you have been unimpressed with local agents.You sound confident that you know the value of this business (and additional "owners home"). If I were you, I would apply myself to selling it with direct advertising: appropriate trade journals, magazines, websites, your own search engine optimized website etc and not worry about finding a great agent.By all means go with the local agent, one from the nearest large town with a pretty window and good foot-traffic, one who has a good website (alexa rank or google pagerank), one who is part of a national chain and perhaps one who convinces you they have "an international reach". Tthis was my house selling tactic. However the chances are you will sell it directly yourself. I did - like nearly every one of my friends who sold their house recently. Campsites being even more specialized mean its even more likely you will know far more about it than agents.Treat your business exit strategy just the same as running your business - it's all part of the same process: work.
