Long term let of house as base for business

We have a property consisting of 2 house, a barn and land

A neighbour's son has approached me to rent the second house, which we never use, as the basis for a small hunting lodge.

In principle, I have no problem with this, but I have looked through the forum and have been unable to find any references to similar arrangements.

Does the fact that this will be used as a business make any difference to any sort of rental agreement?

Are there any things which should be included, or must not be included in an agreement such as this?

I am thinking particularly of taxes, repairs, utilities, insurance and how these will be different.

Any advice will be gratefully received, particularly from someone who has done this
