Stocky
I know that this has appeared several times and I have used the web site for calculations But....I am looking at buying a plot of 3,855 square metres of land adjoining mine. it is unsuitable for agriculture (They have planted 60 poplars under EU grants) and it is not possible to build on it. Agreed cost 3,000Euros. I have just received an e-mail from the Notaire giving fees of 1,370. I had been on the recommended web site and was expecting about 700. is this usual to spend 45% of the sale price on fees to the Notaire.
BJSLIV
I think you have forgotten the other bits and pieces . The problem stems from the fixed costs which by definition remain virtually constant whether the purchase is a bit of land the size of a handerkerchief or a whole field.LE CALCUL DES FRAIS DE NOTAIRE (pour le terrain) LES FRAIS DE NOTAIRETableau des résultatsEmoluments de notaire :150 €Emoluments sur prêt(s) :0 €T.V.A :29 €Droits de Mutation :147 €Droits sur Prêt(s) :0 €Emoluments de formalités (environ) :600 €Frais divers (environ) :500 €Conservateur Hypothèque :3 €Total des frais :1 429 €Fromhttp://www.construiresamaison.com/calculs/fn/saisie.asp
Teamedup
We bought some land for just around 150 euros and the fees were hundreds of euros. I'm not surprised and most of these things are usually govt taxes of one sort or another and the notaire's fee is actually not that much.As is often said on here, a notaire is a sort of glorified tax collector.
