Good news is it's habitable (yay bathrooms); bad news (maybe) is currently "visites" are given part of the year. My guess is there is a token fee of a few euros, but it's still finance and the tax man cometh. Questions: since it is listed, would we be required to continue the "visites"? If so, could we use our "fluent in French but non-EU citizen" daughter to conduct the tours? I know using the "black market" is verboten, but we wouldn't be hiring anyone per se; she'd do it for the experience. Of course we could mow our own lawn, but this is a bit different-- more public for one thing-- and I'd hate to run afoul of the French powers that be.
