Buing land / Planning Permission

how does it work for planning permission in france. we have seen people viewing the land at the back of our garden. we were told when we bought the property that this was green belt . obviously we would rather buy the land to avoid extra building. does anyone know the law on this? thanks in advance.

Go into your Mairie and ask for the status of the land of interest. They will show you a cadastral plan which will be marked with the status of each plot of land in your commune. This will tell you if/when the land is "constructible". If you are interested in the land, they will advise who the owner is.

Unfortunately, you cannot object to building, simply because you thought it was protected. If you were told by the Notaire that the land was not buildable upon, then ask him what went wrong. You have no better claim to the land than anyone else, unless you already rent or use it.

With all the new build going on at the moment they are running out of building land and keep rezoning. In other words green belt can become zone urbanisation overnight. Unless you keep popping into the Mairie it is difficult to keep track.

Am I wrong or do you live in the Lot?  Land is changing zone quickly in the Cahors area as it is trendy at the minute to leave the apartment in Cahors and have a new house built in the country. Looking in the local free newspaper building land prices vary from 6 to 26 Euros per squ metre. The land at the bottom of our garden is now for sale in what is supposed to be green belt, we have checked at Mairie and it now has a CU.
