Cath
We have just bought a plot of land and are planning the house. Does anyone know the regulations about how much space you have to leave between the next house and the boundaries of the plot of land?
BJSLIV
The distances vary from place to place being set out in the local planning regulations. Typically the distance is the greater of ther 2.5 or 4 metres , or half the height of the building. Or you can build on the boundary.
moonraker
Either on the boundary or at least 3 metres inside That's what it was 2 years ago when my son had his house built.
Albert the InfoGipsy
I'm pretty sure that some bits are nationally laid down and some are local rules (but which is which?). That said, the rules for my commune say you can build 'on the boundary' or at least 3 metres from it, or half the 'gutter height' if that comes to more.I'm pretty sure that that means that if you have a full 2-storey house with the gutter of the roof (say) 6 metres high then that is the basis for the 50% measurement rather than the height of the peak of the gable end, which may be 10 metres high in that case. What I will need to get advice on is how the 'on the boundary' bit is defined. If you have a roof with a 40 cm overhang I assume that it must not invade the neighbours' air space, so the base of the wall would actually be 40cm from the boundary. Then there are rules about windows....
