cookehouse Posted January 23, 2005 Share Posted January 23, 2005 We have a small (5m x 1.2m) concrete balcony at the back of the property. We'd like to extend it to about 5m x 4m. Does anyone know if we would require permission if we a) removed the old concrete and built a timber balcony or b) extended the concrete one. Teamedup Posted January 23, 2005 Share Posted January 23, 2005 Yes I would say you do need permission. Our initial demand was turned down and we had to reduce the size of our extention. It also used up our m²habitable on our house and we were told that that was it, no further developement could be made on our property, including, for example, not converting our loft into a room, which up to that point we had been considering doing too. Balcony area counts as living space, and therefore has a potential impact on your tax d'habitude as well as plannings regs. If the additional area pushes your total over 170 square metres you'll need an architects etc., etc., but you will certainly need to apply for permission.
