Just to give a few ideas (not that I could begin to answer, but to help those who might)1. what sort of roofing do you have, and will you need to replace it?2. What are the walls made of? In what state?3. Is there a fosse septique or are you on mains drainage or what?4. Do you need to have water\electricity supplied, or is it already in the house?5 What kind of flooring is there, does it need replacing.6. Is the price to include decorating, fitting out?And so on and so on.For what it's worth, the renovation of the house we bought to convert to a 3 bed B&B plus cellar and wine cellar, with a surface (not counting the cellar) of 2 floors at around 40 sq m per floor, cost us FF140k from start to finish, including bedding, fridge, cooker, dish washer and the lot. " Ian, did you really mean "FF"? If you did that was a bargain! We have just had a 3-bedroomed house professionally restored and it cost us £100,000 for the restoration ( this does include pool though). The house was already habitable! To renovate a barn of 38 square meters and to build on an extention of another 35 square meters (this includes the complete roof incl. new beams, 2 new apex as the barn has a flat roof , a mezzanine, plumbing, electricity, heating but not a new Fosse as this is separate due to a grant from the commune) will cost Euros 74'074.72. If you did that was a bargain! Yup, I really did mean that. But that was doing 99.9% of the work ourselves and therefore the price was purely for the cost of materials. It took the two of us almost exactly a year at around 10 hours a day. We started by excavating (installing a new electrical earth connection) and concreting the floor in the cellar to allow us to stock all the contents of the house, and installing new "fuse box", basic water supply and hot water cylinder. We then stripped the attic, putting in new ceiling joists, insulating and creating a ceiling, removing, levelling and replacing the flooring (chipboard) running electricity for two bedrooms and salles d'eau, plumbing (thermostatic), drains and tiling for latter. Then building double acoustically insulated metal framed plasterboard walls, insulating and dry lining, carpeting, decorating. We then tackled the ground floor. Much less to do there. Just made a sejour out of the old kitchen and a bedroom with en-suite bathroom out of the old bedroom and "best" room. Rewiring, plumbing, making a coin cuisine, tiling decorating etc.Yes, I know it was cheap. We had a tight budget, but in the end were able to use Grohe fittings and oversized pipes for exemple, to make for silent plumbing. At least 8 sockets in every room and so on. Only one serious mistake, we forgot to put in any acoustic insulation between floors. What I did forget to say was that this was 11 years ago But with French inflation running at around 2%pa, that FF140k would be probably only around €30k at today's prices. We have a budget of about 99,000 Euros & currently considering the options of buying something for about 95,000 Euros with very little work to do or going for a rennovation project of say 40-50,000. Obviously the amount we spend will dictate to an extent what we get but we need to have a guide as to what budget we would require for total rennovation.I suppose it's a matter of finding the property first then getting quotes.regards Link to comment Share on other sites More sharing options...
Richard-R Posted March 20, 2005 Share Posted March 20, 2005 For a basket case you will need to budget 1000€ per 1m2, This includes roofing, water, etc but not underpinning ect. It is often cheaper to buy land have do a new build than take on a ruin. Buy one thats already been done up to a high standard. It saves money and heart ache.
