Fosse septique concerns.

We have just found our dream property and are in the signing stages.The worry we have is that we are buying a water mill, with the millstream one side and a lake the other.The notaire says that we are o.k. to put a fosse in,as does the agent,however having read up on the matter I find that you cannot have a fosse withing 35m of a waterway.

Is there any solution to this??? We would put any system in that would be acceptable irrespective of cost (within reason).

Any help will be very much appreciated.

            you can fit one.. think you are reading it wrong ,it`s not the fosse it`s the sand filter . i.e. if closer than 35 m to a well the filter must be enclosed in a bag .

but...if you have a waterway one side and a lake the other and the filter bed needs to be a min of 1.2mts deep.........

If you ask at your Mairie they will tell you the contact number for a local officer for assainissement (?) who comes to your house and works out for you where to put what. There should be such a person for each commune.We had one come round and he was very helpful. Pat.

            First you do not say what area you are buying in ?

 the regs I quoted change from A to B a lot .

  secondly it`s the water table issue thing that i said in my first reply , so how high will your fosse be above this ?

The property is an ancient watermill with the millstream running to one side (where the waterwheel would have been) and the lake about 10 meters from the other side.The lake will be above the level of the fosse as the chosen site (we hope)is below the dam.The overspill from the lake will run into the millsream below the property.Although we have a great deal of land the water restricts us to an area between the mill,the millstream and lake overflow,of no more than 40m x 40m.

   this was my concern ,     water will not flow uphill!!!

           if you are already below the level of the lake and dig a hole for anything it will fill up in time ........

        the only way out i can think of is a sand filter system " in a bag type" and a pump .(add euros + 1000 )

            do some research on reed bed systems think this might be your cheepest option ..... if they allow it in your area !!

my only other concern is there are going to be new laws from jan 2006 by the time your ( deal) goes through these will be ineffect..so barter on price the only thing I can  say.....

I was not aware of changes to the law ref. fosse installation so any further info. on this would be appreciated.

I have been told that there are systems available that can be situated within 3 metres of water source - extra cost of course but at least legal.I am awaiting the brochures on this.

As I said before contact your DDE, you can ask as much as you want on here, but you are going to have to ask for permission for your fosse septique and it is going to have to be approved.

I would say, contact your Mairie and the DDE. They will be able to give you all the regs including any local regs that may apply.
