Théière
Oh dear, I wasn't planning on writing a thesis.. 2) Thermal imagery will show you the area getting wettest and consequently getting some evaporative cooling...this is likely to be the point where water gets past the sarking board...the leak may be 20ft further up the roof or in a ridge or flashing.
Just one reason to start looking for cold areas high up first [:D] Skill of the operator and all that. Abutments are nearly always the cause be it a slipped flashing or moved flaunching of course you are right Big Mac velux and other penetrations are regular problem spots. Got carry out the same on my own roof as it appears we have a leak near the chimney. Put the borescope camera up the chimney to take a better look et voila the tile battens enter the chimney stack and impinge on the flue liner, so much for the safety gap [:-))]
aj
Thanks for all your replies, you've been very helpful. I won't fit the membrane, just the insulation board & plasterboard. I'll also check out & improve the flashing around the 3 roof windows. Regards,aj
