Advice pls Capricorns - Are they bad!!

Recommended Posts

Hi, we are about to sign the Compromise de Vente when our solicitor told us that the house was free from termites but it had some evidence of Capricorn infestation in the report in certain areas of the house.  We have never heard of these and the solicitor said that this is not as bad as termites.  The house is nr Villefranche de Rouergue so we wanted to know if these would be a big problem.  Should I also mention this to the agent as this may cost us alot of money to put right could we ask for a reduction in the price.

Any help advice would be appreciated.

There are two schools of thought on this, one is to treat, the other is to live in the house and they will go away  Capricorne are large wooodboring insects that make large holes in the outer layers of hardwoods. All houses round here have them and a lot depends on the degree of infestation, they can after a number of years weaken the structure.  Read the thread above and mention the possibility of a wood treatment to your Notaire.  You may not have termites now but there are termites in the area, we are 17km's away from Villefranche and we had them in the newer of our two barns, they could have come in with the wood but I don't really believe this, they also have them in Laguepie a bit further on the D922, just in the Tarn, a treatment now by a professional would kill off the capricorne and prevent the termites moving in.
