Sorry, no. In France they do exactly the opposite of UK practice. Full VAT (TVA) on new builds and if you sell it within (IIRC) 5 years you have to charge VAT and pass that to the tax man.

If you are renovating a house more than 2 years old you get a special low rate (5.5%) on work done by French registered artisans.

If the SARL was TVA registered and owned the house, then it could reclaim the TVA in the normal course of it's business. Of course, it would have to charge TVA on the rent to the occupiers (which would have to be a "proper" rent). Ain't ever gonna happen...

Hi Teamedup sorry for delay im getting confused as to the different projects that qualify for 5.5 per cent tva ie for a full central heating system.and how we obtain the reduced rate will have to read more carefully  bon chance    Gerry
