Energy surveys!

I shopped around for the different surveys we needed. Found radical differences in prices, but one thing did count and that was the size of the property.

Our estate agent went ahead and booked someone to do the diagnostics without discussing it with us first. His price was 550 euros. I managed to find someone who did it all for 240 euros. If anyone wants someone reliable in the Var, Provence, I will happily pass on the details. The price differences are a bit crazy. Sue

So what do they actually do to work out the energy rating? Just tap a few figures into a computer? Sounds like money for old rope.

Two previous good clients of ours decided to put their holiday home up for sale last autumn and as they are elderly and speak little french, the immo said she would arrange the diagnostic survey for them. They showed us the other day the bill for €700 and it has nothing to do with diagnostics for the compulsory items such as lead,infestation,electrics,energy etc but instead more about the location on the road, no proof of roof insulation (there is because we have the paperwork for that but no trap door for inspection as tiny space) and everything but the actual diagnostics required.They are also part of the immobilier group.It made us cross to see them ripped off like this when an independent cabinet d"experte would be a great deal cheaper and more informative. So beware, arrange to get it done yourself and not involve immos or agents of any kind - they will see you coming if you don't speak the language.
