The wood will be glued  "I" beams - the back gutters in lead - in UK I have seen these for £60 ish.  I expect the next 3 quotes  in a week or so I will post the results here for general interest.  The agency tell me there is a Parisian buyer interested hence my need to get prices together, I am not taken in by this I expct it is  Mousier  M Mouse but I woulkd like to finalise this one way or another ASAP

The house has a footprint of 375 mtrs x 2 floors so we would never need to go to the attic let alone convert it.  The house has access on all sides, two are roads, the rainwater goods will be replaced, there are eight chimneys which will not be touched, the roof structure will be replaced with engineered wood, the currant roof has sarking boards, the quote does not include these, the house is not listed but protected and the canal tiles will be new tiles similar to the old tiles, insulation is not included in the quote.  The roof has flared eaves. We are getting three more quotes but I still really just wanted to have some feedback from people who have had similar roofs replaced.  We do not expect to get the house reduced by the cost of renovation  - the vendor would certainly end up paying us 200 000 using the 1000€ mtr2 formula.  We will do some of the work and will pay for other but need to get a good idea of the cost before we decide to buy or not, we have already established the lowest price that will be acceptable, which is very reasonable but this will certainly be a small fraction of the total cost.  If restored by artisans the cost would certainly be more than the house value it will be a l-o-n-g- t-e-r-m- project for us

We are negotiating the price of a big village house and are getting prices for necessary works.  The roof is leaking badly and although the house is very old the roof timbers are not the expected forest of wood but a rather flimsy assortment of wood, and my first and second thoughts were that the whole lot needed replacement, this was supported by the first estimate received   The roof is big – 375 sq mtrs, double hipped ie four sided and needs complete removal, new timbers and canal tiles, the roof plate will be replaced by concrete.  The price…78 000€ Does this sound about right ?
  4. Thanks for all your input   The next shock, although not totally unexpected is the cost of the roof. . first quote has come in at 78 000€ !!   The roof is big – 375 sq mtrs and needs complete removal, new timbers and canal tiles.  Does this sound about right ?

Thanks - Yes I would buy a publication, but as you say, this covers 90% and my French knowledge would restric my understanding.  I would happily pay a qualified elctrician for there help.  I would be more than capable on installing a safe system, but it would make sense to have it fully complying, the material cost will be high so a few hundred euros could be money well spent

Thanks for all your comments - the house is connected to the main sewer but only at one end and it would not be practical to run from the far end as the ground slopes the wrong way.  The house is quoted as built 1900 The main work on the house is the roof, then electrics then new bathroom.  The house is not in bad shape, needs a lot of TLC and paint, the external walls are crack free in the ancient render and there are no cracks inside, the decor is at least 50 years old so it is easy to see what you are buying.  I have over estimated on the costs (I hope) and will do 95% of the work,  but can not find prices quickly for the drain connection

Hello   We are in France looking for a house and may have found it with just a few days before we must return to England.  We have found a big old village house and would like to put in an offer, but the house needs a lot of work.  We are getting a price for a new roof and for cleaning out what looks like 10 years of pigeon droppings but need to find out some other prices or at least have a ball park figure for these so that we can allow for this and the other costs.  The house stands on a village road that has mains drainage but there are no man holes near the house, there are other houses conneted in the road, we will need to get connected to this, the road is about 10 metres wide, I am not sure where the drain runs.  I would like a new man hole just inside the property so that I could run my new drains to this, can any one suggest a price for connection?  The next item is the electrics.  I am a qualified electrician so would be happy to read the French regs and re wire the house, I believe I can do this and then get this inspected, is this correct?.  The house has not been occupied for many years and although the power cables run to the house, it has been disabled, I am not sure how, maybe only fuses removed, the box was in a dark cupboard and my torch went flat!!  Would EDF or who ever allow the connection the be re made  before the house is re wired? The old wires appear to be about 50 years old and latter wires about 15 years old.  Would they allow connection to just a distribution box?.  The last question, the power enters one end of the property (it is a long house), it would make sense to enter in the middle, would EDF charge for a new connection or would I be better off just extending the present supply ?   Thanks for you help!!   Stephen

Thank you all for your advice - very helpfull.   Re E121 - This is based on my wife’s disability.  Do E121’s have an expiry date and if so how are they renewed ?.  Another point which I didn’t mention before is the cost of prescription drug.  I am prescribed 2 drugs and at present pay normal prescription charges of 7.35 each.  I know the cost of these is much higher.  How will the cost of  these be met in France, will I pay the full price or will top up insurance pay all / part of these?   Thanks John

My wife and I are moving to France in the Autumn to retire.  We are both 58.  My wife is receiving Long Term Disability Allowance that I understand that this will give us both access to the French health care system but we will need an additional top up insurance.  I have been told / heard different versions of what happens when we both reach retirement ages, one that we will have to continue with the top up insurance and one that all health care will be free, both these view were give by people well under the retirement age but one must be correct.  Can someone please clarify what the actual situation is.
