  1. Can anybody recommend or does anybody know of a company who can replace our PVC pool liner.  We are located in Central Brittany Department 22 near Loudeac. It is a 10m x 5m pool with a depth of 1.5m.and we are looking for the supply and fit of a good quality liner.

Hi, I'm looking at purchasing a swimming pool this year and am currently researching the best option for our budget which will probabley be an inground DIY kit.  I understand that filtration, circulation etc is one of the most important aspects and have been looking at the Hayward pumps, filtration systems supplied with the kits on  http://www.phpshopxml.com/boutiquepiscine.shop/getNewCID/true/function/itemPageDisplay/shopItemCode/PISCINEBETON/setShopProfileCode/EUROPEENG.Could anybody advise whether the Hayward pumps and filtration system supplied with these self build kits in particular the Piscineclassique are sufficient to give adequate circulation. Also has anybody else purchased one of these pools and installed one. Any comments advantages/disadvantages would be appreciated as they seem to be particularly good value.

Hi, We are in the process of purchasing a property in France with the intention of renting out part of the property as Gites (once renovated) and we understand that the best way for us to set up this business activity legally for payment of tax's etc is under the Micro-Bic fiscal regime (the turnover will be less than 27,000 euros) as a commercial type enterprise. We would also like to hire out bikes to the guests as there are many cycling tracks nearby and have the following questions regarding this aspect which I was hoping someone would be able to help us with: Do we have to set up a separate type of business structure/activity for the bike hire or can we include the bike hire and the gite rental as the same type of business? If we have to set up a different business structure for the bike hire what would this be and how would we go about it? Can we include the revenue form the bike hire along with the gite rental (if this can be conducted under the same business activity) and declare it all together in our yearly tax return under the auspices of the Micro - Bic regime? Would we need to take out some kind of separate third party liability insurance for renting out the bikes or would this be covered under the individuals holiday insurance or under the house/gite third party liability insurance? If we wanted to start out the bike hire prior to the gite business (whilst we are renovating) could this also be conducted as the same commercial activity as the gite rental under the Micro-Bic regime?   Look forward to hearing from anybody who may be able to advise

Hi all, We have been trying to make the move over to France for several yeras (took a while to sale our property in the UK) with the view of buying something that we can live in ourselfs and has rental possibilities for a couple of Gites. Anyway all sold now and have made many viewing trips over to France viewing various on paper suitable properties (but nightmares in the flesh!!!). We have found something that meets most of our requirements except that over to one side of the property about 100m away is a small dairy farm. The farmer keeps a few calfs in a hanger which overlooks (although there are a few trees) an area of the properties land. The house and one of the small outbuildings does not face onto or overlook the farm at all but one of the outbuildings if converted would be side on (although quite some distance away) and if we wanted to install a pool for the guests this to would also have to be positioned on an area of land which would have a side on view to this hanger. Our question is are any of your Gite properties located next to or near farms and has this caused a problem for the guests when they come to stay in particular do they re-book etc. Could anybody advise me whether they think that this could be a problem for us if we want to rent out the Gites, do you need to advertise that it is next to a farm etc and if so do you think that it would put people off. Would any of you actually buy a property for this type of enterprise if it was located next to a farm Can anybody advise me if they think that there would be any further drawbacks and if so what would these be Thanking you in anticipation Sue

  10. Hi all, We have eventually managed to sell our house in the UK (after 2 years of trying and a reduction of around 50k) with a view to purchasing a property in France. In the UK the market has stagnated and there just hasn't been any buyers coming through the doors yet alone anyone in a position to proceed. We sold the house subject to contract on 2 previous occasions, almost immediately at the asking price 2 years ago but this fell through due to the chain collapsing , again about a year later at a slight reduction which also fell through a few days before exchange (again problems with the chain) and eventually with a reduction to reflect the current market conditions. Regarding the price as you know in the UK properties are valued using the agents professional judgement and expertise  as obviously they want to sell to be in a position to get their commission so it wasn't overpriced and we have always been willing to negotiate/reduce price we just had a problem finding a buyer as there weren't any around. We are now going to start looking for a suitable property in France but over the last two years since we've been looking, although prices have fallen here they seem to have increased in France. We will be renting so there is no hurry for us we will keep looking until we find a suitable property. I have been reading a very interesting debate on totalfrance.com under the French Property section about the property market movement in France with loads of interesting articles/reports etc and responses saying in some articles that prices are expected to fall by 30% in 2006 and by 70% by 2007. Also in FPN this month there was an article about somebody who has been trying to sell their property since last May, initially the notaire called out in May stated that they had been advised to reduce prices by 30% which the seller didn't accept, as time moved on the property was reduced until eventually after a year it was reduced by 100,000 euros which was a bigger reduction than the original 30% a year previously recommended by the notaire and it still hasn't sold!.   My question for you all is in your opinion what is the property market currently doing over there. If we find a suitable property what sort of percentage reduction should we try to negotiate with the vendor without insulting them (we did view a property a year ago which met our requirements on at 2 different prices, local agents price was 40,000 less than price advertised on the  internet aimed at selling houses to the Brits this was without any fees included?) but we were unable to buy as our property sale fell through at the last minute. This property is still on the market now, as far as I am aware, although with a different agent advertising through internet site aimed to sale to British again at the higher price. if we were still interested after another viewing and also looking to see what else is now available what do you think the best approach is regarding the price. I know it really depends on the position of the seller etc but from what I've seen and read prices seem to be currently over inflated in France and it looks as though they will fall significantley in the near future. Also as we have taken a knock here in the UK our funds are now much more limited.
