  1. Thanks to all who have replied for your advice. We took the advice to buy waterproof protectors, but we decided to buy them from M&S in the UK because the beds are doubles and singles, which are, I think, different sizes to the french ones. We found some quite good waterproof ones in M&S that are not at all crinkly.  Quite expensive, but hopefully worth it.

We've been renting out for a few years, and it's time to replace our mattress protectors.  Obviously we want to get good ones, but there are so many to choose from.  We will be buying them in the UK, as they are UK sized mattresses.  Many of the protectors on offer describe themselves as "hotel range", but I think this is just a marketing term, and means nothing. Does anyone have any recommendations?  Is it best to use waterproof ones, or will they make it too hot and sticky on those warm summer nights?  We want people to be comfortable in bed, or else we won't get those all important repeat bookings. Any suggestions of what type, what brand, where to buy them?
  3. I'm applying for a Certificat d'Urbanisme with a view to selling a piece of land that we own, in order to raise some cash, and I'm looking for advice about filling in the form. The land consists of about 7300m2 registered as 3 separate parcels on the cadestral.  If part of the land is constructible, it will increase the value considerably over agricultural land, and if the parcels could be separated, and separately constructible, it could be even more advantageous. Should I mention just one of the parcels in the demande de CdU, or should I list all 3 parcels and indicate a property development on one of them? Also, do I need to submit a plan showing the location within the parcel where the property is proposed to be built.  I imagine that if I can sell the land, the buyer would want to make this decision. Any help with this, or other tips, gratefully appreciated.

It's a good idea, especially if your French is not good, is to go to the EDF web site (http://www.edf-bleuciel.fr) and set yourself up with an "epace client".  Then you can manage your account online, see what tariff you're on, etc.  You should only need your last electricity bill to set this up.

When we move to France and become French resident very soon, I plan to continue investing in UK Unit trusts and OIECs.  The French tax-incentive investments are not interesting to me because they are tied up in so many restrictions.  I need to be able to buy and sell at will to generate income.  Also I have no confidence that French managed funds will generate the kind of return I can get in the UK. What I would like to know is how these funds will be taxed.  What capital gains tax regime will apply?  Will I get the annual €15000 exemption on sales? The €1000 exemption on gains?  Is the income from funds treated differently to the capital gain, even if the fund is an accumulation fund, where income is automatically reinvested?
  6. OK, so I read all the messages about the TV licence, and it seems I have to pay it even though I can only receive BBC & free Sky channels.   So how much is it going to cost me?
