Hi All, Were off en vacance to the sunny south next week and have spotted a property we are rather keen on buying and have arranged a viewing.  If we like the property and decide to go for it, assuming our offer is excepted, whats the time-line for signing the compromis de vente and paying the 10% deposit? Thinking that we may well be in France for a good 10 days after viewing I have spoken to my bank and they can arrange a bank transfer over the phone, but I`d  probably rather sort that bit out once back in the UK. Also, bank can only offer current exchange of 1.08.  Anyone reccommend one of those exchange companies for a better rate? Thanks, Dan.

Hi All, I`m putting this in the South West section as the answer is heavily effected by the area.  As my other post says, I`m off in a week or so to check out some properties in the Perigord Noir - these will ne properties with "potential" - though an Immobilier has just contacted me to let me know that one property that I am due to view has had the roof collapse since the photo`s and details were taken.... Anyway, a question - what is the situation like regarding planning and putting in veluxes (does it make any difference if they are away from the road as it does in the UK) and additional windows and/or increasing widow sizes - I am thinking of ground floor at the rear, putting in french doors etc. Any knowledge I can gleam would be a big help when trying to visualize a heap of stone as a finnished maison:)   Many thanks, Dan.

Thanks Leo, I have spent many hours mouching (is that really a word?) around JB`s site  - though as ever you have to read between the lines - I loved the nice looking village house, full of character, stream etc. just needs a new roof as there is a hole in it - looking at the pics it appears the hole was made by the property going up in flames!

I can well believe that what takes your heart is not what was on the checklist - I fear we all imagine a stunning old farmhouse with a couple of acres, stunning views, walking distance to a reasonably priced Michelin starred restaurant, oh, and on the banks of a river..... I have checked Immonot but nothing in my chosen location but what is on there is very well priced so I shall keep an eye on it.

Hi All, My partner and I are looking for a house a la Francais and I have a question: We are not married and have no pacs or civil partnership - neither of us have children either.  When we start signing documents we want the property to be in both our names - I had heard via the grapevine that having a Tontine contract drawn up is the best way to go about this - any thoughts on how best to proceed?   Thanks, Dan.

  8. Hi All, Flying down in a couple of weeks to look at some properties in need of work in the Perigord Noir. I have a question regarding price - I have noticed several properties listed with multiple agents that appear to have been on for some time.  The weird thing is they often list different prices for the same property - often as much as 30% differnt on the same house!  If I make an offer on one of these, would it be correct the seller is "keen" and open to offers?  I don`t wish to offend the owner/agent with an unduly low offer but at the same time as a Brit I`m aware the agent may view me as having deep pockets!  I figure on a property listed at 100,000 euro a starting offer of 75,000 euro would be a good place to start?

[/quote] Err..... sorry, didn`t mean any offence, neither was I show-boating.  For many years I have been holidaying in France and dreaming the dream - I have also followed many tales of woe via this and other forums, read all of George Easts hilarious yet often sad tales and witnessed my own parents dream shatter following an ill-timed French venture with other friends back in `89-`92. I would have made a move several years ago, but, following good advice and the above observations figured it best to wait, work hard and then take the plunge.  As for putting figures on the forum, I was simply looking for a little advice, nothing concrete, to start the process.  I have read many posts that on finance that go nowhere as there is little or no detail. Hi, I am looking at around £12000 a year in interest - this is based on current levels so, fingers crossed, may edge up a bit in the future - though I would probably lock the capitol away in 3-5 year monthly paying bonds spread accross a number of banks to help limit risk and look at receiving the fans without UK tax payable, that was untill I read the above post which looks like I shall need more advice. .......I have a feeling I shall need a trip to Blevins or similar!   Thanks, Dan.
  11. Hi All, Just getting to grips with the finer details of the French system..... If anyone could shed light on what could be my potential burden and which type of enterprise I would be looking at if: 1.  I lived full time in France. 2.  I owned a modest house in France outright (taxes foncere and the other one looking around 200 euro each) 3.  Income split between modest Gite Rental of around 8000 euro and interest on capitol at around 12000 euro 4.  Any ideas on heatlh charges (coming up for 40, no underlying issues, non smoker)   Everytime I try and get a handle on the above I find myself bombarded with options, nuances and schemes - straight forward help would be apprectiated.  One last thing - money in the bank - better in the UK or shifted to France?  Although the rates are junk at the moment they will head upwards in the next couple of years and the money is pretty safe.   Thanks, Dan.

Hi All, Having just engaged my dreaming head again I was considering the feasability of a gite in Corsica.  Initial thoughts were 2-4 beds, detached, lovely views of the mountains and sea (though not right on the coast as this prices me out) and the obligatory pool. Now, typical letting season for a gite in France would be around 8 weeks - give or take depending on location.  Would the rather fine weather in Corsica be likely to increase the letting season as it would, say in Spain? Weekly rental I would expect to pay in a good area of France for this sort of property would be around £1,200 - £1,500 but I have never rented in Corsica - is this figure about right? Let me know what you all think before I step out into the cold north wind of a typical May day here in Blighty....... Thanks, Dan.

  15. Hi Guys & Gals, Thought I`d give you some input from the other end - ie. a user. For many years I have booked villas & gites through Agents and Chez Nous mag (their website is awfull to navigate) but after seeing this years Chez Nous catalogue I have turned my back on them and am a complete convert to both holiday-lettings.co.uk and holiday-rentals.co.uk as they both have stacks of properties and you can find just what you are looking for, especially if you know where you want to go (town, city or region).  I did try frenchconnections.co.uk but didn`t get on with it.  The end result is that I have made 2 bookings for gites this year with the above websites and shall continue using them unless the quality/quantity of the gites changes or I eventually sum up the courage to fulfill my lifelong dream to make the move to France permanatly - though given the current stagnent housing market and owning my own business which also could not sell I guess I am stuck!   Cheers, Dan.

We`ve been renting one or two gites per year for the last 11 years and have been noticed a distinct increase in the cleaning clauses in the rental contract.  We do like to leave the places clean and tidy and would have always mop and clean as we have no kids.  More shocking is the state of some of the gites on arrival - many a sticky floor, dirty fridge, smelly bathroom etc.  I wonder if some gite owners are cutting corners by not doing any cleaning at all unless really bad? PS - I have always paid the extra for linen - usually around 15 euros per room - why is it the dirty gites leave them in piles on the bed - or worse on sofa - so when you arrive at 10.00 at night after a tough drive to the south, you really feal like your moneys worth as you start making the bed!!!!!!!!!!!!!!!!!!!!! Cleaning is included in all rental prices - with a surcharge if additional is required - if your charging £1500+ per week then do the cleaning properly! PPS - Cleanest property I ever stayed in had a cleaning maid go through the place every 3 days - fantastic and made us feel like royalty.

  18. If my memory serves me right, arn`t you meant to purge the crayfish in fresh water for a least a week before eating? If anyone knows if this is true I would be keen to find out as I love eating them but never around long enough on holidays to go through the process.   Thanks, Dan.

Alas I fear this first time poster is under the belief that the members of this forum like to purchase property with the intention of making massive financial gains - such as those seen recently in Spain, Florida, Romania and Bulgaria - hang on, that would be massive losses! We buy in France because we love it - not because we want to fleece it. Rant over, Dan.

Hi there, I`m not much of an expert but I do have an insert fitted with stainless double wall super-insulated flue etc. and fitted it myself - lots of regs and details involved so a little knowledge was gained. If you are getting stuff blowing out of the stove when opened you have either to narrow a flue, to many angles or a blockage.  For the best evacuation straight up, no bends and a big diameter is perfect.  Once the flue is hot (should be within 2 minutes) the gasses are drawn up the hot chimney - even with the door open. I fear the solution is one of several options - firstly get it checked for blockages (90 degree bends are prone to this), secondly get the installation of the flue checked, thirdly - use the insert rather than the Godin where possible, lastly, only use seasoned hardwood - pine will gunk up just about any stove unless you want to clean the chimney every week! Alas, often the only solution is an expensive one when it comes to flues. Good luck, Dan.

I guess things can be learnt by all gite owners from this one.   As pointed out by Darnsarf the period of time is not that big an issue - no-ones going to complain before the deposit is back and cleared - then they may have moaned and grumbled before the OH got annoyed and got them to write. I have rented many properties over the last 10 years and only ONE failed to live up to expectations and this was because the owners totally loved their property but were blind to the issues of a holiday tennant.   All gite owners should check, as a matter of course, during the season: Do all electrics work (inc. Bulbs)? Just how clean is the kitchen - is there dirt and fluff down the side of fridge - DISGUSTING! Toilets - Damp floors do make for a good first impression. Glasses and cuttlery - always have more than needed. Charging for sheets and bedding - put the darn things on bed.  IF I PAY £40 PER SET I DO NOT EXPECT TO MAKE THE BED. Clean the pool surround as well as the pool. Ripped/stained/dirty sheets/towels - come off it! This may sound like a bit of a rant, but when a customers pays the going rate it is not to much to expect the above.  If the turnaround company cannot do a proper job, either sack them or pay more money but do not expect the house to carry the burden of poor preperation.   Best house I ever stayed in was in the Perigord Noir - Spotless on arrival, beds made, welcome pack/wine/flowers and a maid servece every 3 days - made me feel like a millionaire.

Chris is quite right, once a nest is abandoned at the end of summer they will never return to it or use it again.  If they are active it is very obvious - loads of wasps crawling around/on and flying to and from.  I have tried the foam sprays but they don`t work for me. Handy tip for anyone dealing with a below ground nest (in the garden or woodland) you can follow wasps back to nest early evening as they return home at dusk.  Once you locate the nest entrance (a small round hole in the ground about 2" accross) you then take a squezzy bottle and fill it with petrol, about half a litre will do, then stand about two metres back and spray a jet of petrol straight down the hole.  Get as much in as possible BUT watch out for the emerging angry wasps - they will exit the nest and then zig-zag around the entrance - anything that is within the pattern will get swarmed, so when the emerge I usually leg it.  DO NOT LIGHT THE PETROL.  The fumes will kill them all by the following morning - job done.   All learnt from painfull experience and advice from a pest control chappy. Hi, Yes I have written to the owner with regards the pool - though he is currently enjoying the property himself for the whole of August so I shall have to wait for his return for a reply.  As with other comments, I have no problem with doing daily duty with the net - indeed I find it good for clearing the head in the morning - along with a strong coffee of course, but the lack of professional cleaning was a surprise - I wonder whether the owner is aware of how cleaning the cleaner is actually doing?
