  1. Had a house built back in 2006/2007, using a large french building firm that uses multiple sub contractors. After the foundations were completed the bricky commenced and brought the house up to roof level. We were not happy with the mortar that was used and asked for a meeting with the foreman and the bricky, they told us that they had used a product called hordex etc etc. All work stopped for 4 weeks whilst the builders had the work of the bricky examined and tested, the result was that the walls etc were demolished to foundation level and the walls rebuilt using the same bricky. They paid for everything and we also received several thousand euro in compensation.
  2. According to E Control and VaasaETT prices as of June 2009 are as follows for the UK and France to include all taxes and distribution taxes. London UK 13.93€ Paris France 12.32€ I make that 1.61€ or 12.45% difference per kWh. Using the figures that you quoted the prices in the UK have been much lower than France for the majority of the last 10 years.
  3. The payment of the 1% is illegal under EU laws and does not have to be paid.
  4. Take their advice and get a plumber, if you have a leak get a written report and together with the bill from the plumber go along to your water company. Friends of ours had a leak and lost over 3000m3 of water, their bill would have come to €4.673 but thet got a substantial reduction and when the bill arrived it had been reduced to just over €1.300.
  5. According to the termite map of france seine maritime ie dept 76 has an infestation rate of between 25 and 50% and according to the french government it lies in "normandy" unless it has been moved recently.

    Three possibilities are available, these are 1. Make a detailed listing with attached values. 2. Take your insurance valuation. 3. Take 5% of the open market value of the property before the 30% deduction. Antiques etc are not counted.
  10. We found that the best method was to use local estate agents. They charged us 5% of the annual rent. They advised us on the appropriate rent to charge, etc.   A quick tour of your local estate agent windows plus a review of the local newspapers should give you a good idea of what your property will rent for, unless is is unique.   As for the tax that you will have to pay, that very much depends on the profit you make and the taxation bracket that you may fall into. If you let the premises furnished, very little of the income will be taxable. Interest costs, tax fonciers etc are allowable costs, if the income is less or more that certain amounts then estimated costs or actual cost are the order of the day.   We found that a quick discussion with the local tax inspector sorted out all of our questions.
  11. We have just signed a rental contract today for a new house in the saintes region. However we have a friend that has several houses and apartments, he may have some available. Can you provide some additional information, m2 habitable, new, old, rent etc. There is about 10+ estate agents in saintes that provide rental accomodation to suit all needs, you should have very little problems finding suitable accomodation.   12. Not exactly true. Having filled in several h1 forms confusion abounds even at the tax office about the treatment for kitchens, different rules apply for open kitchens, kitchens less than 9m2 and over 9m2.   Other difficulties seem to arise with the charging of tax d'equip which can add €2,500 to the cost of a new house or extension, depending on the department involved.
  13. We have several new houses rented out. We have been asked by the tennants to change the colours of the paint to install sat dishes, put up sun covers, put in a veg patch and install large swimming pools (overground), we have always said go ahead, however, when they leave the properties must be returned to the origional state.   No problems so far after 2 years.
  14. A french friend mentioned yo me last night that new regulations come into effect on the 1st july 2007 relating to heating of houses and apartments. Apparently the tennant will have the right after that date to arrange to have a heating survey carried out at the cost of the owner, irrespective of the need.   has anyone any information in relation to these new regulations.
  15. We have several houses and apartments rented. Our first commenced in July 05 and to date we have had no problems.
  16. yellow lines have appeared in our pool. the filter was changed about two months ago and it is operating within normal paremeters. Anyone know why these lines are appearing. have done a backwash. the current temp of the pool water is 32c because of the abri.
  17. can anyone recommend a tiler that does not charge the earth for his work. This evening we were quoted the following prices €14 per m2 for floors, no paste or grout included, all of our floors have charpe on them, €16 per m2 for the poarche and the terrace and €28 per m2 for the SDB and toilette walls, all of the above prices are for cash. We thought they included TVA.   We feel that we are being ripped off, a quote from another two tilers was even higher, and again the same demand for cash.   We are at our wits end, we live in 17, can anyone help.
  18. We are about to enter a contract to buy our new home. The builder that we have selected is a company called Les Demeures De La Cote D'Argent, we sign the contract next week.   In the last few days we have heard from two unconnected people that they know of people that were unhappy with these builders. One couple stated that they saw the brickies knocking down the bricks on one house.   We have not been able to verify any of these events, but are extremely concerned. a search of the internet seems to indicate that we are dealing with a large regional builder.   Has anyone dealt with this company recently of some time ago, any advice that would put our minds at rest would be really appreciated.
