1.
Chris, is the house lived in ? Are you trying to budget the renovation in order to work out the right offer for the place ? You know, in France a common way of doing this (if it is a complete renovation) is to just multiply the Sq metres of the house by 1k - 1.5 k euros. 100sq metres = 100k- 150k Euros renovation. That is how architects do it. Now work out the market price for said house renovated 'tastefully' in that area. Then deduct the two. That is your offer....Ish.
At the moment it's used as a holiday get-away by a English family, the family have owned it for over 40yrs. Yes trying to work out the cost of the work needed and my only stumbling block is the cost of the fosse. That's very interesting figure not far off from what I had worked out so-far. Thanks Chris
2. The post is not a wind-up but a real question from someone that has never come across a fosse or the lack of one before. I do feel some of you need to get-out more and spend some time socializing as you seem to lack some people skills. Thank you to everyone that has try to generally help. Chris PS: Only a fool thinks he knows all where as a wise man will ask many question.
3. Guys, Have I opened a can of worms... The house has a kitchen ,3 showers and 3 loo's. God 15k to dig a hole and plonk a tank in it, I'm in the wrong job... How can it just go out to the land, hows that work? Chris
4.
Sorry for the off topic Chris. If you are really thinking of buying this place then a SPANC inspection is essential and as far as I know that inspection is a legal requirement and no Notaire will let the sale/purchase go ahead without it. Sounds interesting init! Any chance of a photo??
Will do off on a viewing trip this coming half term..
5.
I don't understand what you want to do here. Jonzjob, nice views !
I want to buy a house, but the old guy who has it up for sale, a private sale is somewhat behind the times. No immobilières to help guild him/us, I think the words where (robbing barstools). If I UNDERSTAND: If I make a offer and we go to the notaire he will want to see all the paperwork "Dossier de Diagnostic" to make sure things are in order. OR: Do I have to insist the sell has the "Dossier de Diagnostic" and "SPANC REPORT" done. So at the moment I'm trying to cost things out to offer a fair price. Most things I can cost, it's just when I come across the unusual I hit a wall. Chris
6. Can you buy a house with out the reports - would not the notaire want to see them?
7. Thanks Guys, To answer some of the question, the house the old part 1500 the newer 17/1800 , it's in the middle of no-where. The waste has be going "out to the land" as far as I can understand for the last 40 years. It's never had visits from SPANC !
8. Morning Guys, I hope someone here can give me a ball-park number to keep in mind. We are off to see a 4-bed house near Parthenay, been told there in no fosse (not that it can not be found -there is not one). This is all new to us and I'm sure the forum will have a resident expert and other very knowledgeable folk on hand, things I would like to understand are; Size how is it worked out tank and filter bed Type is it just down to cost or do some work better What would the likely cost of having one installed to suit a 4 bed house. I’m sorry if this has been covered time and time again. Thanks

12. Morning Guys, Looking to sort the heating out gets cold in the winter. My thoughts are: A wood burner which can heat the water and run some radiators.I’m thinking as we will be using the log burner may-as-well get one that can do the above as-well. Any of you guys have this sort of set-up? Is it working well -what are the running cost and was it expensive to buy and fit? Or over recommendations, will add we do not like the look of the electric wall rads. Thanks Guys
13. Morning guys, Been having a good look around YouTube but can only find info where the tile is stuck down with foam, not the sort of thing I want to do.I have old hand-made tiles.. So looking for some help/pointer or links to good info.My main problem is how do you finish the over hang on a roof – it’s ok if butting up to a wall of a nice cement fillet or flashing what sorts the lay-out. I just don’t know how to finish a end wall over-hang so any help most welcome. Thanks Guys PS: if we got a chap in,how much would it cost ?
