I am a UK resident and the sole beneficiary under my aunts Will.

My aunt is resident in France and lives in the house she owns there.

Am I right in thinking that as my aunts' nephew, I would be liable for 55% inheritance tax on her estate?

Any advice would be most appreciated.

My 72 year old aunt, a widower with no children, who has been living in France since 2005, would like to transfer the title of her house in France to me. 

I am the sole beneficiary under her Will and I am resident in the UK.

Does anybody know what taxes would arise from a straight transfer of title transaction?

I would greatly appreciate any advice in this respect.
