  5. An enquiry on another forum a couple of years ago produce no responce. Leroy Merlin were selling an expensive driver but did not stock the collated screws as a one off about the same time. Bricodepot did a cheap and cheerful one based on Powersurger drill about the same time but stopped selling the belts once the first delivery sold.   6. I think it depends on how efficient your oil burner is when used just for heating the water as opposed to water and Central Heating. For 8 months of the year we do not have the CH on. Three years ago we installed an electric cylinder total costs excluding my labour about € 200. Savings per year versus oil for hot water about € 200. Note the oil fired combined system heating the laundry / boiler room to the point where it was on comfortably hot in summer despite installing an extractor fan. A more efficient oil water heater was not a cost effective option as we do not plan on keeping the house long enough for pay back

  10. We used one succesfully for about 5 years in the UK to cover about 6 metres from lounge to living room. It moved to France and did about 8 metres for 12 months. Marginal for 8 metres through thick stone wall in new house. Stopped working when new plasma TV installed, replacement also killed by plasma TV so replaced with a coax feed. If you google 'Video Sender HD' some useful debates come up. The power available for these devices is kept very low and the quoted ranges only work with clear line of sight.

  15. Total frustration at school. Useless comments like why do you not look it up in a dictionary. Answer because if I could spell the word well enough to find it in the dictionary I would have spelt it correctly. Great joy when I first bought a Thesaurus. Even more fun with spell checkers on PCs. Provided you treat UK English and Amerenglish as two languages no problems

  21. I would also start a sample of thirty houses similar to what you propose to buy but renovated and see how long they take to sell. Unlike the UK many French Immos will list houses at what the vendor wants rather than what the market will pay.
  22. The gap between what the purchaser pays and the vendor receives assuming you use an Estate Agent in France is roughly 17%. Only invoices from registered Artisans for repairs are allowed against capital gain on sale of house, materials are no allowed unless you register and pay tax and cotisations/NIC as a developer. There is no shortage of building land in France and or the same quality and space a new build is normally quicker and cheaper to do than a renovation. The only areas in France where you budget might be enough are Departments which had too many houses and not enough jobs 10 years ago. Much of the market there is now flooded with complete and incomplete renovations which people are struggling to sell.
