  1. Thanks for the replies! It all makes sense really, I'll go with the three smaller gites.
  2. We are in the process of buying a property that we want to convert into gites. The main building measures 29 meters by 7 meters (95x23ft). We will also have a small 1 bedroom cottage, which is seperate from the main building. Our inital plan was to create 3 (very spacious) gites: two 2-bedroom and one 3-bedroom. We could also create only two gites and make one of them very large (up to 5 bedrooms). If we would create three gites, we could always rent two as a package for larger groups. However, I like the idea of the large property, especially if we would ever want to sell it; it could then be sold as a large house, with extras (the other gites), as opposed to a collection of small properties. Does anyone know if there is a big enough demand for large holiday rentals? How many bedrooms are most guests actually looking for? Thanks!

  5. Thanks for the response. I think installing electric heaters and charging the (short term-weekly) tenants for the usage will be the most economical (at least for me). I will have to get used to the fact that a central heating system does not really add value to a property in France! Strange.

  8. I am looking at renovating a long farm building into three accomodations. We will insulate the roof (at least 20cm), walls (probably 5cm) and install double glazing. Eventually, all three of them will be rented out. The property is in Brittany, so the winters are pretty mild. What kind of heating should I use? I could go with electric heaters (no maintenance, easy installation, but expensive to run) or oil fired central heating (cheaper to run, maybe a bit more expensive to install, but adds value to the property). We will be installing everything ourselves, so the difference in cost is not all that great. Where I'm from, nobody in their right mind uses electricity for heating, but I read that 70% of houses in France do. How expensive is electric heating? What do you pay per month in winter on electricity? What if tenants run the electric heaters on max for the whole week? I understand that there is no definitive answer to these questions, but some of you may be able to share your heating costs to give me (and others) an idea... Thanks!

  10. I am thinking about putting in an offer on this house with a slate roof. Since I have no experience with slate (I'm used to roof tiles), can someone comment on the condition of the roof (if possible)? As far as I know, a roof is still alright if it is straight, not leaking and if the tiles are not falling off. The only thing I can think of now are the top tiles, they seem a bit too mossy. The rest seems ok to me. Any thoughts?
